 Here’s the numbers behind cold calling for real estate wholesale deals, broken down into what it takes to get a deal done in the next 90 days or less ☝️The difference between amateurs and pros is tracking your numbers. And this is especially important if you’re cold calling for real estate wholesale deals. Here are the numbers you must track in your wholesaling business so you can measure your success and achieve your goals.HAND DIALING vs. DIALER Make the investment into a dialer service so you can be more efficient and effective making cold calls. Here’s how those numbers compare: Hand dialing you can make 30 calls per hour, but with a dialer you can make 150 calls per hour. But more importantly… that means 3 contacts per hour if you’re hand dialing, and 15 contacts per hour if you’re using a dialer.By the way, are you using Batch Skip Tracer? If not, you should be because they have the best data for the lowest cost.HOW OFTEN SHOULD YOU GET NEW LIST DATA? You should be calling through your motivated seller lists 2-3 times MAX, after that your contact rate will be very low. If you’re going to make cold calls for 10 hours per week by hand, you’ll only need 200 new addresses per month to skip trace and call. But if you’re going to make cold calls for 10 hours per week using a dialer, you’ll need 1,000 new addresses per month to skip trace and call. HERE ARE THE 5 COLD CALLING KPI’S TO TRACK By the way, KPI stands for Key Performance Indicators, and they tell you everything you need to know about your cold calling in this case.1 - Calls per contact: your contact rate should be around 10% the first time you call through a list. If it’s a lot less than that, that tells you wherever you’re getting your phone numbers from (the skip tracing service) isn’t good.2 - Contact per lead: this tells you if your LIST is good or bad (pre-foreclosures, vacants, probates, etc.) You should be getting 1 good lead per 15 contacts.3 - Lead per appointment: you should set 1 appointment for every 10 leads you get.4 - Appointment per signed contract: You should get a signed contract from 50% (1 out of 2) appointments you go on.5 - Close and get paid! You should have a minimum standard of making $10K for every deal you do. BOTTOM LINE For every 20 hours per week you should do 1 deal For every 1 deal you do you should make $10K (That’s $500 per hour!) But here’s the thing: on average it takes 90 days from first contact to getting paid, most people quit before they have time to get into momentum.
