Median home prices have tripled in Lawrenceville and surrounding communities over the last decade, forcing many residents out — particularly people of color. So in 2019, the city tried something new: inclusionary zoning, which put strict rules on new development. The city tested out the policy in Lawrenceville, then expanded it to Bloomfield and Polish Hill. Advocates say it’s helping, or it could, with enough time, but now the ordinance is being challenged in federal court.
