They use this information to calculate the replacement cost. Replacement cost and market value can be two different numbers.[04:34] An insurance agent can also help you get the best information possible.[05:39] Get an inspection when buying a home.[06:04] State Farm has a third party that does home inspections. They do an exterior inspection and look for things that are at risk for the insurance company.[08:28] An older roof could have issues you don't even know about.[09:03] Insurance companies may have a list of names of reputable people that they could refer to you.[09:49] When you have a crisis, you want to call a person. That's where a good agent comes in.[10:13] In 2009, there was an ice storm and then a tornado. A tornado hit Katie and her husband's property. The tornado demolished their tobacco barn.[11:03] This was her husband's safe spot, and they also had farming equipment and personal property there.[12:01] Claims take time. It's also really confusing, and people will have questions. Katie's office has a dedicated claim assistant who helps people through the whole claim process.[12:40] Some agents can also directly write checks.[13:14] Katie's mission is to help people. She loves how State Farm is backed by a lot of technology but also has local agents.[14:03] Having somebody who will stick with you during the whole process even if it takes a year is extremely valuable.[15:02] Why things aren't covered also has to be explained.[15:50] It's important to meet with your agent every few years. They also add ramps and grab bars and also focus on emergency repairs and things like insulation and weather stripping.[06:44] Lead abatement is also something they work on. [07:30] They look at the homes in a holistic way.[10:12] The importance of staying healthy and active and keeping up with your health. Last year, she was diagnosed with lung cancer. She had a tumor but radiation was able to get rid of it. Now she just does maintenance scans.[11:30] She had a wonderful oncologist, and she's doing really well.[12:23] The reason she was able to cure her cancer so quickly was because she had a preventative lung scan which detected it early.[13:43] Teri's advice is to listen to your doctor and follow their instructions.[14:48] It's so important for people, especially women, to take the time to take care of themselves.[16:43] Being able to juggle the chaos of all of the changes in the title industry, helped prepare Teri to deal with her diagnosis and treatment.[19:06] A cancer diagnosis will also make you realize the importance of being surrounded by family and friends. This is where someone impersonates the owner of land or vacant property. The fraudster contacts a realtor and actually lists the property for sale.[11:37] They usually want the property listed below market value and want a quick cash sale.[12:20] The realtor sends the documents to the title company who then sends it back to the fake seller. The money is wired, and it can take months to discover what has taken place.[13:08] A $200,000 lot was sold by a fraudster impersonating the owner. A lot of these properties could be lake lots or coastal properties.[13:48] Fidelity has a new tool that helps agents plug in a property address and check tax records and verify the owner of the lot.[14:08] Agents are encouraged to send a letter to the address on the tax records just to make sure the real owner is aware of the potential sale. [14:37] They also use a third party source to verify IDs.[15:57] The expertise of title insurance agents can help straighten out these issues.[16:40] All of the fraud is preventable, but it's not easy in a fast-paced environment. They also verify wiring instructions or send a check to avoid wire fraud. [19:31] Waving title insurance during home purchases will create more expenses in the long run.[20:02] Agents can do a better job of explaining the importance of what they do.[21:53] Title companies are also instrumental in collecting back taxes and child support and things of that nature.[24:40] Without the title insurance policy, the insured would be on their own when there are claims against their property.[25:57] AI and how it will affect our industry further. Deep fakes seem very real. [27:14] Bad actors will use as much automation as possible.[28:10] Just be on the safe side, treat every file as if it were a fraudulent transaction until you know it's not. We also need to control the notary and independently verify wire transactions. They are grateful for the two amazing years they had with him. [14:02] His other children saw God working in their lives in a way that only He could.[15:06] The children had wisdom beyond their years. [15:48] Brad decided that even if his son goes home, he is going to remain faithful to God.[17:09] The worst thing that could happen to his son is to go home to heaven. This is what enabled Brad to have faith and see the beauty in all things.[18:57] Brad shares a story about people watching his post everyday. Brad remained joyful. He received a letter from an artist that was just enough to help them out. Donna and her husband enjoy staying active through hiking and kayaking, and she nurtures her passion for gardening. An avid reader, Donna boasts a Kindle library of over 10,000 books, with a particular fondness for paranormal romance and mail-order bride stories. Having grown up without grandparents, she places great value on spending as much time as possible with her granddaughter.Our conversation with Donna also unveils her journey through illness and grief, along with the resilience required to care for her loved ones while recovering from surgery. She was also able to work a flexible schedule during 2020 which enabled her to take her dad to all of his appointments.[06:38] Another tragedy struck when her mom fell and broke her pelvis in three places. Donna ended up caring for her mother.[06:53] Donna's Dad passed away in 2020, and her life hasn't been the same since.[07:45] Losing her dad hit really hard.[09:27] During this crisis with her family, Donna was doing everything while also trying to recover from the surgery.[11:08] She put in a flower bed for her mom. Her and her husband mowed about 20 acres of their own property, and they cared for a rental property.[12:53] Donna is excited and scared about partial retirement.[15:18] Her grandchild is her little best friend. They're together every other weekend, and they spend breaks together.[17:20] Advice for those in transition. Think about what you want and your situation. Having extra family time is meaningful for Donna. She wants to spend more time with her mom. [20:24] Know what you want and look at the details.[20:52] Advice to her younger self, would be to live life to the fullest but do it in a way that God would be proud of.[22:23] Have balance. There are a lot of grant programs that help people get into homes without putting a lot of money up front. One of their products is 100% financing FHA loans. He's a private investigator for the county.[05:08] He sends paperwork to people who moved to another state to get them to sign and remove themselves from the voter rolls.[05:24] When you move from Kentucky, you need to unregister yourself from the rolls.[06:18] In Kentucky if you change your party after the deadline, you can't vote. Eric shares a case where election laws matter. [08:07] When people move, they need to check election laws.[12:26] Eric has a good understanding of what it takes to close, because he's seen both sides of the transaction.[15:00] Confidentiality is extremely important.[16:09] IT risks are so prominent today. Try to preserve your credit the best you can.[07:19] The 620 to 680 range is more of an FHA buyer. 680 and above is more of a conventional type loan.[08:04] There's a lot of different loan types and programs that all have different qualifications.[08:29] FHA loans require three and a half percent down and are a little more forgiving. USDA is 100% payment with no down required. VA is zero down with no mortgage insurance. Conventional programs range from 3 to 5% down.[08:50] Each program has pros and cons.
