The Tiny Home Revolution w/ expert Laura Lynch
The trend toward tiny homes has gained momentum over the past decade as housing costs, environmental concerns, and lifestyle preferences have shifted. With traditional home prices reaching record highs and mortgage rates always in flux, many people are turning to smaller, more affordable living spaces. A typical tiny home—ranging from 150 to 400 square feet—can cost between $50,000 and $150,000 to build or buy, a small fraction of the cost of a standard single-family home. This makes them particularly appealing to first-time buyers, retirees, and those seeking financial freedom without long-term debt.Beyond affordability, tiny homes offer notable upsides. They are more energy-efficient, require fewer materials to construct, and promote sustainable living through reduced consumption. Maintenance and utility costs are significantly lower, freeing up income for travel, savings, or experiences rather than possessions. Additionally, many tiny homeowners value the flexibility of mobility—especially with towable designs that allow relocation without selling property. While zoning and financing challenges remain, the tiny home movement reflects a broader cultural shift toward minimalism and intentional living. For many, it’s not just about downsizing space—it’s about upgrading life quality by focusing on simplicity, sustainability, and financial independence. The State of the CFPB w/ attorney Jason Billick
The Consumer Financial Protection Bureau (CFPB) was created in the aftermath of the 2008 financial crisis to protect consumers from unfair, deceptive, or abusive practices in the financial industry. It was established under the Dodd–Frank Wall Street Reform and Consumer Protection Act, signed into law by President Barack Obama on July 21, 2010. The Bureau officially opened its doors on July 21, 2011.The idea for the CFPB was first proposed by Elizabeth Warren, then a Harvard Law professor, who argued that consumers needed a single federal agency to enforce financial protection laws—similar to how the Consumer Product Safety Commission safeguards physical goods. Before the CFPB, oversight was scattered across multiple agencies, allowing predatory lending and opaque credit practices to flourish, particularly in the mortgage market. The CFPB has been radically undermined by the Trump Administration. Will it return when a Democrat returns to the White House? Dealing with HOAs, part 2
In a podcast conversation, Bryan Treat and Jason Billick discuss the foreclosure process with Homeowners Associations (HOAs). They explain that when homeowners fall behind on their mortgage payments, they often also fall behind on paying their HOA assessments. HOAs have the power to enforce these assessments and can file a lawsuit or assert a lien on the homeowner's property. The speakers emphasize that HOA assessments are crucial for the functioning of the community and its day-to-day operations. The speakers delve into the foreclosure process, explaining that the HOA can foreclose on a property if the homeowner fails to pay the assessments. The property is then sold at a foreclosure sale, with the opening bid being the amount owed in assessments plus any fees and costs incurred. The property is typically bought subject to any senior liens, such as a mortgage. The speakers stress the importance of understanding the right of redemption in HOA foreclosures, which allows homeowners to buy back their property within a certain timeframe by paying the debt owed and potentially additional costs. They advise homeowners to hire an attorney well-versed in HOA law to navigate the redemption process. The speakers also mention that homeowners should communicate with the HOA and explore options like payment plans to avoid foreclosure. They highlight the need for homeowners to stay informed, open their mail, and seek legal advice to navigate the complexities of HOA foreclosures. The podcast is important for individuals facing foreclosure or eviction due to income reductions during the pandemic, providing them with information and resources to protect their homes. It emphasizes the importance of understanding the process and potential financial implications of HOA foreclosures and encourages homeowners to seek legal assistance to protect their interests.Contact Jason Billick at http://abdmlaw.com/attorney_billick/Contact Bryan Treat at https://orchard.com/agent/bryan-treatDISCLAIMER: The information in this podcast is provided for general informational purposes only and may not reflect the current law in your jurisdiction. Dealing with HOAs, part 1
In a podcast episode, Bryan Treat and attorney Jason Billick discuss the impact of Homeowners Associations (HOAs) on homeowners. They explain that HOAs are legal entities created by real estate developers to manage and maintain developments, amenities, and enforce restrictions. The role of CC&Rs (covenants, conditions, and restrictions) in governing HOAs is also discussed, along with the ability of HOAs to issue assessments to homeowners for maintenance and other expenses. The importance of understanding and complying with HOA rules is emphasized, as well as the potential consequences of non-compliance. The speakers mention the formation of committees, such as the architecture control committee, to enforce aesthetic standards in the neighborhood. Homeowners are advised to be aware of their HOA's functions, attend meetings, and maintain a good relationship with board members. The podcast briefly mentions that HOAs can file lawsuits against homeowners who repeatedly violate the rules. The next episode will focus on the foreclosure process initiated by HOAs when homeowners fail to pay assessments. This podcast provides valuable information and advice for homeowners dealing with HOAs, highlighting the importance of understanding and complying with HOA rules.Contact Jason Billick at http://abdmlaw.com/attorney_billick/Contact Bryan Treat at https://orchard.com/agent/bryan-treat
