If you are an agent bringing a deal to an investor, your job is not to guess construction costs. Bring the ARV, bring the comps, bring what you can visibly see the property needs — but don’t say it needs $20,000 in repairs when it is really a $50,000 problem. Bad numbers kill credibility and can blow up a deal fast. Ted and Owen also talk about public speaking, Toastmasters, improving as a presenter, and what it looks like when a speaker truly moves a room.
