It's a financial contract whose value derived from underlying asset (stock / bond / commodity / currency). Examples include options, forwards (between two private parties over the counter), futures (sold on the exchange) and swaps (exchanging cash flows like debt).As for an option, you can think of it like a ticket to see a concert. You have the right but not the obligation to buy (call) or sell (put) at a pre-determined strike price before the expiry date. You can write or sell an option to earn a premium and you can purchase an option.What options trading platforms are the best? I love interactive brokers for more advanced trading, but used to find Charles Schwab with ThinkScript great as a beginner.As for options trading strategies, beginner ones can include covered calls, i.e., selling calls when owning the stock. This generates rent or passive income on stocks you own but caps the upside. Or you could think of protective puts by buying a put on a stock you own like insurance if the price drops to hedge against downside risk. You could also sell a put and hold enough cash to buy the contract for the stock, which would allow you earn passive income and buy a stock at a premium discount if the price drops. More advanced strategies usually rely on `the Greeks' and buying and selling several options at once.Be careful with naked options when you don't have enough cash or enough shares in your account - selling a call can have an infinite loss. Covered option trading is great for risk management. And those who have tried know first-hand how exciting the first day was where they saw themselves enjoy that email announcing how much they would make from their first booking. So if the potential from high income seems like one of the best obvious positives...what could be one of the least clear problems?One of the biggest issues has to do with loan qualification standards. Many lenders simply don't accept Airbnb income as a dependable source of income for mortgage qualification.The cashflow can help you build your war chest up to buy your next property or you could use it to pay off your existing mortgages faster. This could help lower your debt-to-income (DTI) ratio.But there are other significant concerns with short-term rental relating to legal issues and neighbors. If the neighbors are unhappy and complain to the local authorities, you may face an unwinnable battle in your town, irrespective of local laws. Guests themselves can be a source of trouble. Damage from the short-term use can also be more severe than long-term guests. Your property is almost becoming commercial with the amount of wear and tear so you could face significant maintenance, repair and depreciation expenses.Don't forget that with short-term rental, it's more of a business than a passive investment vehicle. This is especially true for rental arbitrage. But even with short-term renting your property as an owner-landlord, you are in the hospitality industry rather than pure traditional real estate. You can take advantage of some of the best travel credit cards and use points from these cards for discounts when traveling.But it all starts with building your credit. In this video, I'll discuss the 5 main targets 90% of lenders use - FICO as a measure of creditworthiness - and how you can improve each of these 5 targets so your score rises super fast.1) Payment History counts 35% towards your score. Pay on time!2) Amounts Owed counts 30% towards your score. It's OK to owe some amount, but not too much. Credit utilization rate is the ratio of credit you use to the credit you have available. You'll want to use your cards to keep them active (they may get cancelled if you fail to use them for long enough) so you can show you have credit available - cancelling your credit cards increases your credit utilization rate, which his bad. Put a small expense on them each month if possible. Maybe breath mints! The more accounts you have with balances is bad, though, so try to pay off most of the cards as you go: treat them like debit cards.3) Length of Credit History counts 15% towards your score. Don't close your oldest account. Also, don't suddenly use a card for a big expense; instead, use them occasionally and gradually.4) Credit Mix counts 10% towards your score. Renting out part of the property where you live, which helps you cover your cost of living.What property size works best for house hacking? Can you do short term rentals like Airbnb? You can househack even when you only have a studio apartment, but keep in mind that you'll be sharing with people. I find the best is when you own a small multifamily (2 to 4) unit building and rent out the other units. With smaller, single units, you will be renting out other bedrooms and having flatmates share your property. And yes, you can find short term renters if the local laws allow it. The short term rent you receive is usually higher than long term rent.Can I house hack if I am a renter? You can technically "rent hack" if you only rent the place (or part of the place) you live with written permission from your landlord. This is akin to sharing with other tenants...or even rental arbitrage if you the renters you locate are short term renters. Be careful to get a lease addendum if you are entering into such an agreement with your landlord.What about renting out the property and living somewhere cheaper? This is my current strategy. The rent I pay is the maximum per month and I don't have to take care of the apartment I rent. By hiring a manager for the units I own, they take care of most of the landlord tasks. The rent I earn for a similar unit is over double what I pay.Get creative! How about building a portfolio of assets that pay for your accommodation and living expenses? How comfortable are you at living below your means for a short period of time? Can you live in a place that isn't perfect? What about temporarily living in short term or medium term extended stay places that may be cheaper? Can you share with friends, family or a significant other? Do you have an RV or have you considered van/car life? In this video I briefly break down the CORE investing strategy; discuss some tips when you're under contract like negotiation, contingencies (appraisal, inspection) and down payments ("bank hacking"); renovation; reappraising to remove Private Mortgage Insurance or refinancing or taking equity out through a Home Equity Line Of Credit (HELOC) or Rental Line Of Credit (RLOC); and renting out your home to pay off the mortgage.See the video for more on the four basic investing strategies within the CORE method.When considering going under contract, it's important to negotiate. Even in a hot market, you can often find properties where your bid can still be less than the asking price of the seller and you may get your bid accepted as I did in 2021 and 2022 despite coming in over 10% below asking and bidding the seller down by about 80% relative to my initial bid. Contingencies can slow down the process and reduce the chance that you make a successful offer, but they will give you as the buyer more wiggle room in case the property turns out to be worse than expected. Last, it's important to consider the down payment. Don't feel forced to put down too much - try "bank hacking" by putting down less (e.g., 5% vs 25%) if you can live in the property for a year before renting it out.If your downpayment is low, you may have to take out Private Mortgage Insurance (PMI). If you buy a fixer upper, after repairing it, you may be able to reappraise the property and remove the PMI.My last one jumped by about $300k!Refinancing is another strategy for extracting value in addition to taking out a Home Equity Line Of Credit or Rental Line of Credit. Improving your mindset is one of the easiest, most important things to do first. Understand your goal (where) and purpose (why). What do you want? Why do you want it? Knowing "why" may help you achieve your goal. First, learn to value money without emotion. The best traders know that if they get too emotional, they make reckless decisions. Money doesn't get emotional. It's just an object. Second, understand money's use and its purpose. It is simply a frozen account of labor value. It is designed to make transactions smoother and easier. A barter economy requires a "double coincidence of wants" much like dating so it's harder to find people to trade with, whereas money allows more people to trade as money is like the middle-person. You may want groceries and the grocery store owner may want French tuition. By paying the store money, the local owner can use the money to pay for French tuition even if you can't speak French. In a barter economy, you would have to be able to teach French to buy those groceries! Third, respect money. Remove negative associations. They won't help you. Like having negative perceptions of the opposite sex, having negative perceptions of money will likely lead to undesirable outcomes for you long term with money.Fourth, make money work for you in terms of making it hard to lose it (make it hard to spend). Sleep on it before making some decisions. Consider paying with cash or a debit card as studies suggest you will spend less that way than using a credit card. Fifth, make money work for you in terms of investing it. Have it earn some return for you. You put in labor hours to earn money. Now have it put in its "hours" by educating yourself about investing, for instance, in the stock or bond markets. Sixth, track your money. What gets measured, gets mastered. The social wealth of having a network of friends and loved ones that can support you is not to be underestimated. Your independence and freedom that you took for granted can now be the source of the issue as you must fend for yourself even when you are ill. If you have to get a general anesthetic, you will not be allowed to drive yourself and you will not be insured to take a taxi or uber, so you must rely on friends or family to help you. I found out the hard way with the Covid shock that your emotional wellbeing can also suffer when you spend too long by yourself. 05:05 Personal Experience Delaying your enjoyment can be rewarding as you work hard today in the hopes that you will reap the rewards in the future. While striving for a permanent position in academia, I dived into work and recognized that every month was more important than the subsequent month for getting work done due to the fact that academic research is like planting seeds that take time to germinate. When I thought I was going to surface for social "air", Covid hit. I was stuck in one country for almost two years before seeing my closest relatives. Then I pursued real estate intensely, which prolonged my time in "monk mode". After repeating the pattern by renovating several houses over a few years, just when I thought I could start socializing again, life interrupted due to a few negative health shocks. Of course living between multiple countries makes it hard to sustain relations and that had been my history for over a decade.Regardless, I hope this brief personal update on what it's truly like to live alone - no dating, no friends, no family - for more than half a decade may be an interesting perspective. Maybe you're in your teens and want to retire by the time you're 30. Maybe you're in your 20s/30s/40s/50s and up and want to retire this decade. Isn't it nice that only ONE key behavioral stat determines how soon you can retire? If this describes your desire, then kudos to you. Few have the ambition to consider retiring early. Even if you don't retire, wouldn't it be nice to work because you want to rather than have to? If you could retire already, that could remove stress. The time you could spend with loved ones or doing the most meaningful things. If you have a job you love, you can still do it. Retire early...and retire often, as Paula Pant says! Financially Independent Retire Early (F.I.R.E.) refers to a movement of people who want to retire super-early. You don't need a high income. It can be done in most countries. It comes down to your savings rate, or its inverse, your burn rate (what you spend from your income). The higher your savings rate (not the dollars, just the percentage of your income), the sooner you can retire. Put differently, the lower your burn or spending fraction from your income, the sooner you can retire. People save at different rates within countries, but especially across countries. Americans on average save a far smaller ratio of their income than Indians do, despite India having lower income per person. In this video, I share some personal numbers as well as showing how soon those on low, average, and higher incomes can retire. It has nothing to do with their income, everything to do with their saving ratio. If you want a higher standard of living, however, that's when higher income plays a role. So if you dream of spending $20,000/month instead of $2,000/month, then a higher income OR finding a better return on your investments matters. How big a nest egg do you need to retire? Currently, I live between the US and Europe. One pro is the variety that living in more than one place affords. At the same time, selling physical items and managing things when I'm away from one home is tricky. Costs also increase because you must factor in accommodation, transport, subscriptions, clothing, travel, etc. for more than one location. And there are tax issues that arise when you live in different regions - some tricky reporting situations, yet some rewarding opportunities you can avail of. The greatest challenge is how you manage your relationships with friends, colleagues, and family. It can be difficult to attend to relations, especially with the tension that distance adds. But how can you get started?First, you'll want to start saving money and building up a treasure or war chest. High-yield savings, insured up to $250k, provide pretty decent returns for short-term savings. See bankrate.com for the latest interest rates. TIPS and Series I bonds (see treasurydirect.gov) will beat inflation and so are good places to save if you plan on using the money in the near future. If you have more tolerance for risk you may want to consider other bonds and even equity index funds or ETFs. Although bonds are often useful for saving money in the medium term (between 1 and 5 years), equity index funds like total stock market funds are usually the vehicle of choice for when you can leave them grow for at least 5 years. Second, for most regular real estate investors, it's important to start building credit as soon as possible. Some examples include keeping your oldest cards open, reducing your utilization rate (the amount of credit you use relative to the amount of credit you have available), asking for a maximum credit increase every six months, diversifying your credit types, paying on the statement date rather than the due date,  annually checking annualcreditreport.com and fixing issues if you spot them there, etc. See the video for more tips. Third, start by opening your mind up to the possibilities, but then focus and pick a niche (type of real estate) and monetization strategy (how to make money from that type of real estate). See the video for more. Fourth, real estate is about people, so build a team. You can start with a lender and a buyer's agent as your primary circle and then build out your secondary circle (specific contractors and vendors). Treat them like family. Your network is your net worth. Fifth, research the area where you plan on investing. This can be done in-person or online, but combining both can lead to the greatest results. It may not be as fun as earning more, investing or learning how to get the most fun out of your spending, but it's 100% essential to building and keeping wealth. So how do you develop your saving muscle? First, what is your goal? What are you saving for? Motivation is crucial in the beginning Second, the secret to wealth is not how much you make but how much you keep. Although it's true that saving alone won't make you extremely wealthy, if you spend 100% of your income (like some celebrities), you'll have no wealth. Like a bucket with no bottom, it never fills up. So plug the holes in your financial bucket, your wallet or bank account! Budget, observe what's going in and out, and see if what you're spending is absolutely necessary to your happiness. It's easier to avoid "lifestyle creep" (see the video) when you're young, but it's still possible when you're older with the right discipline. You can develop it. Like the smoker's problem or "time inconsistency", you need a commitment device like a group or a penalty that you pay if you don't abide by the rules you set. Also, obtain quotes and shop around for your expenses like utilities, insurance, etc. You'd be surprised how much you can save! Other saving tricks include switching to generic brands when shopping and hacking things like accommodation (renting out part of your home or sharing rent with others) and cars (sharing with friends/family). Last, be mindful of taxes as these tend to be people's biggest expenses and yet we rarely think of them as such! The gap where you play is between these two prices. Assuming a good value proposition (C.O.R.E. in the video), the better. You then re-appraise after adding value (CORE). This boosts your equity, lowers your payments or creates realized capital gains if you sell. How you extract value will depend on whether you sell, reduce payments, boost rental income, enjoy tax-free equity appreciation, enjoy improvements for a fraction of the cost or take some of the equity out of the house with a line of credit or refinancing. 02:44 CORE: ConditionCosmetic fixer upper properties sell for less than turnkeys. Tax concepts apply in most countries, so bring these ideas to your advisor to see how they apply for you. Even teachers can claim educator's expense but having an LLC (e.g, a side-hustle) allows you to claim back more, e.g., deductions, transport, meals, home-office expense. Max out tax-advantaged investment accounts and take advantage of employer matches before contributing to taxable investment accounts; early access may matter but there are exceptions like borrowing from your retirement account without penalty as a down-payment for your principle residence. If you think you'll pay more taxes later, entertain the idea of Roth versions of retirement accounts. If you're a higher income earner, there are backdoor (unlimited income threshold) and mega (higher contribution limits) investment accounts you may access. Business investment accounts not only allow you invest some of the business cash but also avail of investment tax credit opportunities. A high-deductible health plan suits some as it allows investing in a Health Savings Account, where pre-tax income can grow tax free provided withdrawals go toward healthcare expenses. Ask your advisor about tax loss harvesting to see if it may work for you. For sellers of real estate, the 1031 Exchange program is the ultimate in tax break deferral, while deductions and depreciation can benefit real estate owners who buy either to hold or to rent. Time freedom, task freedom, and geographic freedom? Over the years I developed my career skills. Efficiency is being able to get more output with less input. Academics have a lot of free time and so their hourly wage seems high. But preparation for classes, pursuing research and engaging in job-related work can take an enormous amount of time. By being able to get the same amount of work done faster (efficiency) and at higher quality (effectiveness), you can raise your hourly return and free up time. After all, even the richest person in the world can't buy more time - outsourcing: yes; extending their life indefinitely: no. Finding a career and developing a lifestyle where you can become time-rich is a freedom worth pursuing. With a lot of free-time, however, you will need to be self-disciplined. Time independence is not for everybody. Another goal or target may be task-freedom: the ability to work on what you want. Academic freedom largely permits this as does entrepreneurial work, which too can allow for time-freedom. Once you get to task-freedom, stress reduces. You can work on the same amount of work you give yourself with far less stress than when someone else gives you an order to do that same quantity of work. Thinking of it like a computer game, the ultimate level to reach is typically the investor level, where investors also benefit from this in that they get to pick and choose investments. It's not really work when it's what you love: make your work your hobby. Geographic freedom is the freedom to work wherever you want. This can be remote work, digital work or online work. You can live in a lower cost of living area so you can keep more of your income. You could live in a lower tax area or even a free-tax country. Think of the online economy: online consulting, digital ad / social media marketing agencies, copywriting, editing, remote bookkeeping (quick to get started), virtual assistant, trading... There are so many avenues to pursue in the online world and if you find success there, you can avoid commuting too! There is less competition in the single family market than in the multifamily (multiple apartments), so profitable opportunities exist. 08:39 Short Term Rental StrategyShort term rentals need NOT be jobs. I share FIVE costly lessons learned. Small multifamily homes are great for house hacking (live in one unit and rent others to pay your mortgage) but beware ones not legally zoned. If something can go wrong, it usually does! Real estate investors are optimistic but you should vet if a property will be a cosmetic fixer upper or a structural renovation project (more costly). IF you buy low enough, you will allow yourself some space in case your actual expenses exceed your projected estimates. General contractors allow you to be more hands-off with the renovation, but raise costs and lead to less control over quality and speed, sometimes creating perverse incentives. To avoid bad incentives like creating built-in obsolescence, don't hire the same crew to renovate as the ones that maintain your property. Don't underestimate the power of relations, honesty and keeping on the right side of people - location and neighborhood can't be changed. I provide an important sixth bonus pitfall to avoid. The value is in the buy: if you buy right, you allow yourself wiggle room should costs overrun. 06:47 General Contractors General Contractors raise costs, lead to a black box in terms of quality and speed, and may have questionable incentives. Pros: they allow you to be hands-off. 08:30 Separate Teams Separate your maintenance contractors from your renovation team or you may create the wrong incentives. 09:45 Use Long Term Rent Numbers Don't rely on short term rent when running numbers. Keep on the right side of people. Index funds track the entire market; they don't try to beat it. With a few dollars, you can own a diversified set of assets. Why invest in index funds? They have low fees (expense ratios) due to passive management and large size (better match their target group performance), are tax efficient with low trading turnover, are easy and simple (you invest passively so don't have to actively manage). They get rebalanced automatically without any work and are well-diversified: you own a slice of every publicly traded US firm - a few companies doing badly should not tank your returns. In contrast, professional stock-pickers manage active mutual funds, try to beat the market, incur more trading costs that are passed on to you without the guarantee of beating the market. 90-99% of investors including professionals get higher returns with index investing than trying to outperform the market, especially over time. It takes training, experience, hard work and luck to perform well with active trading. The probability to trade well consistently declines over multiple years. How to invest in index funds? First, open and fund a brokerage account. VTI is a cheap intro while VTSAX allows automated investing.
