What started as a plan to buy a new primary residence turned into a massive pivot that leveraged one of the most powerful tools in the tax strategist’s playbook: the short-term rental loophole.By the end of this deal, not only did we wipe out our 2025 W-2 income taxes using bonus depreciation, the Augusta Rule, and other advanced tax strategies, but we also executed a 10-week, $185,000 renovation, refinanced, and walked away with $181,000 in cash-out funds—all while holding down a demanding full-time job with rotating shifts.

This is IT! We've finally arrived to the last stretch of track before reaching Financial Independence. In this episode, I let you know what's had me SO preoccupied over the past few months, that's kept me from being able to post an update. We cover how the BRRRR finished up on the Ocean Park quadplex that we picked up Q1 of 2024. We go over how we were forced to pivot from doing a cash out refinance on our two Saint Mary's duplexes, and instead have only been able to execute a HELOC on one of them, so far, and the obstacles that we overcame that led us to that decision. Finally, we share the strategy we had for moving forward in 2025, to make large financial strides, and hurl us over that finish line into financial independence, only to discover and even GREATER opportunity!!! Episode 08: Quick Way To Scale, RIGHT NOW
Would you like be able to purchase a 1-4 unit primary residence property for 0-5% down, and repeat the process as often as you want? A little less than a year ago, the government released new regulations that allow for homeowners/would be investors to acquire 1-4 unit properties with a lot less down. Here's a strategy that I plan to help my parents implement to help them generate some extra cash flow in retirement. Who knows, I may end up utilizing it myself as well. It's a strategy that anyone can use, as long as your willing to live in the property. Plus, the FAA is advertising a new bid coming out in Oct of 2024 for no prior experience, new hires. Listen in!
