Episode 6: Compliance & The Red Tape Worm! There's More Than Meets the Eye
In Episode 6, Compliance & The Red Tape Worm: There’s more than meets the eye, we meet with special guest, Timika Johnson, Director of Compliance to discuss affordable compliance, reasonable accommodation and modification requests and Violence Against Women’s Act (VAWA). Affordable Housing Program is managed under the Compliance umbrella. What are the programs? Why are these programs important? What are our processes for these programs? All of these questions will be answered and more as it relates to Compliance & the Affordable Housing Program. Reasonable accommodation or modification requests are adjustments or changes made to policies, practices, or the physical environment to enable individuals with disabilities to enjoy equal housing opportunities. When a resident makes such a request, it is crucial to handle it promptly and with sensitivity. Begin by acknowledging the request and gathering any necessary information to understand the specific needs of the resident. Evaluate the request to determine if it is reasonable, considering factors such as cost, feasibility, and potential impact on other residents. Once a decision is made, communicate it clearly to the resident, ensuring that any approved modifications are implemented in a timely manner. The Violence Against Women Act (VAWA) is a federal law that offers protections for individuals who are victims of domestic violence, dating violence, sexual assault, or stalking, particularly in the context of housing. Under VAWA, housing providers cannot deny residency or evict individuals based on their status as victims of such violence. To comply with VAWA, housing providers should establish a clear policy for handling incidents of violence, train staff to be sensitive and responsive to victims' needs, and ensure confidentiality. It's essential to provide victims with information about their rights and the resources available to them, while also upholding their safety and privacy.

Episode 3: Earth, Wind, Fire...Not the Band! Damage Waiver Program
In Episode 3, Earth, Wind, Fire... Not the Band: Damage Waiver Program, we meet with Special Guests, Holly Kerns, District Manager to discuss the Damage Waiver Program. The Damage Waiver Program is an important offering for both property managers and residents, as it provides a layer of financial protection and peace of mind. By paying a modest fee of $13.00 per month, residents can avoid the potentially hefty costs associated with accidental damage to the property, up to $100,000, due to scenarios like fire or water damage. This program is crucial because it mitigates the financial risk for both parties; property owners can safeguard their assets while residents can live without the worry of unexpected expenses arising from accidents. Properties should communicate the benefits of this program clearly to residents, emphasizing the financial security it offers and distinguishing it from traditional renter’s insurance, which covers personal belongings. Educational materials, informative meetings, and detailed leasing documents can be effective ways to share this information. To ensure the program's efficiency, it is essential to audit financials regularly. This includes verifying that all residents in the program are billed correctly and that funds are allocated appropriately to cover potential damages. Additionally, audits should ensure that claims are processed efficiently and that the program is financially sustainable. Transparency in how the program operates and its financial impact can build trust among residents, encouraging participation and reinforcing its value.

Episode 2: Please Don't Light My Fire! No Smoking Property Policy
In Episode 2, Please Don’t Light my Fire: No Smoking Property Policy, we are meeting with Special Guests, Kennadi Fugazzi, VP of Property Management and Justin Few, VP of Property Management to discuss the why, how and what’s next around the No Smoking Policy. Implementing a No Smoking Policy across a property portfolio is a strategic move to mitigate fire hazards and potential disaster risks. The primary reason for this policy is to significantly reduce the likelihood of fire-related incidents, which can result in substantial financial losses and pose serious safety threats to residents and property. Smoking is a leading cause of residential fires, and eliminating it from your properties can greatly enhance safety and reduce insurance claims. To effectively implement this policy, begin by revising tenant agreements to include clear, enforceable no-smoking clauses. Communicate the new policy to all residents through meetings, emails, and visible signage throughout the property. Offering resources for smoking cessation programs can also aid residents in adapting to the new rules. It is crucial to establish a system for monitoring compliance, such as regular property inspections and a reporting mechanism for violations. By taking these steps, you can foster a safer, healthier living environment while minimizing the risk of fire-related disasters.

Episode 1: The Aftermath! 1st Steps to Mitigating Disaster
In Episode 1, The Aftermath: 1st Steps to Mitigating Disaster, I’m meeting with Special Guests Greg Campbell, VP of Maintenance Operations and Kevin Nagel, Regional Maintenance Manager to discuss emergency preparedness and the immediate steps to disaster mitigation. In the aftermath of a disaster, immediate mitigation steps are crucial to prevent further damage and ensure safety. Property owners should first ensure the safety of all occupants and secure the premises. This involves conducting a quick assessment to identify any immediate hazards, such as structural instability or electrical risks. Once safety is confirmed, contacting emergency services and local authorities is essential to report the incident and receive guidance. Simultaneously, the property should contact the Risk Department so the claim process can be initiated. Engaging an emergency vendor is also a critical step; these vendors are expected to provide rapid response, expert evaluation, and efficient mitigation services such as water extraction, debris removal, and temporary repairs. Clear communication with the vendor and setting realistic timelines and expectations can help streamline the recovery process. By following these steps, utilizing our company resources and communicating thoroughly, property owners can focus on the well-being of those affected and begin the journey to recovery with greater peace of mind.
