    Okay nerds, you asked and The House Nerds delivered. In this episode, Will and J.R. discuss EXACTLY how they position themselves to be the solution for sellers of single family real estate. They discuss not only why investors as a whole are a viable solution to a problem, but they go a step further and discuss why THEY become a solution over other investors.     HN: Construction management is crucial!

    Okay, hot button issue for the Nerds. If you are only a deal maker and not a construction manager, you will not make it. There, we said, go ahead and debate us. Through our 1,000s of personal deals and about that many through a lending business, the nerds see time and time again that all successful investors are good at finding the deal, but historically not so good at managing a rehab project. Listen as the nerds decipher and extrapolate the necessities of construction management and share tips on how to manage a project and how to manage contractors.

    We talk about buying good deals, finding good deals.. But we do not talk enough about what a good deal actually is! Unfortunately, the answer is not as straightforward as one might think. Listen here as the Nerds dissect some real life examples and why one "deal" may be a deal for one investor, but not another. Sometimes it's a numbers game, sometimes it's not.
