So when it's neither for us, there is no point for us to commit or suffer for it. For this audience, she wants the property to generate rent and be a backup home just in case for the future. In my opinion, it's not the greatest buy from an investment pov. And it's not gonna really resolve her struggle of traveling 3 hours to work as she is trying to build a family at the same time. In my opinion, I would not put up so much money upfront for this property. If I really need to stay close to my workplace, I can always rent.

As the saying goes, we can never make money beyond the range of our knowledge. That will be so risky but it sounds right just because she got lots of capital. Instead, I would suggest to either get an apartment for cashflow. Or to get a landed house as a home, then exit in the next 10 years. Those will be also a way to test water, and to maximize on the 90% loan slot given by our government.

Mainly it's to also be the place to conduct his tuition business. Here it gets tricky because economically it will be lucrative when we use residential premise to operate commercial activities. But most of the time, such home tuition setups are illegal. It's all good until something terrible happens. Maybe the neighbors will complain. Maybe there might be injury due to the high number of students. In my opinion, I would suggest to make that informed decision based on our own moral compass. If we choose to go ahead knowing it's illegal, so be it. To me, I shall pass.

To me, it's just them taking their chance on what they believe will work. But I just dislike the fact this audience was included in the loan of these properties just to extend the loan tenure:/ This is me trying to first sort out the issue by knowing how much is outstanding and what's the status of the projects individually. Then the number to look out for will be the total outstanding amount of difference between the loan and the market value for the properties. There is no easy way out of this. But it is not impossible. Shout-out again to this audience for having the clarity and courage on the matter. I am very confident she will brave through this.

But he is concerned about the affordability and financial security portion of the move. A simple answer would be to just make comparison between the rental rates against the installment amount. If rent is half the installment amount then just rent. Most likely we are gonna lose money if we're gonna own the place. Then if the rent is higher than installment, buy the place and live within. If the rent is similar to the installment, then apply the 85% rule to protect our investment by ensuring an exit strategy is in place 5 years down the road. Well we also discussed about parents buying properties for their kids, is it a good thing or a bad thing?

Personally, I would actually do the same for several reasons: 1. To only allow qualified operators because currently there is no qualification nor license required to run unit operators 2. It's requires lots of resources to control the security and liaise against so many different operators 3. A high deposit amount at least qualifies the operators and that amount provides certainty to repair or maintain the common areas The only reason of upset might be the different terms and conditions discussed with individual operators. But it's just like the security company, landscape company, cleaning company, maintenance work company... For the time being, the building management team has the ultimate say. Owners are only upset when it hurts their investment ROI. Therefore, for inexperienced buyers... Please reconsider such typology of projects as for first one.

This episode got really intense as this audience just got out of bankruptcy and he is really pushing himself a lot. My suggestion would be to first get the mindset right in expecting this problem to only resolve within years to come, never instantly. Then I strongly suggest him to get himself educated on the available financing facilities in the market. But lastly is to have patience and rush into anything before getting any clarity. So in order to make the best out of it, I gave her several suggestions: 1. First to clarify on the timeline of the money because currently she is still not making enough to have a better choice of projects within the market 2. To continue researching the market, at the same time getting herself equipped with the knowledge of property investment via the channel and property investment clubs. But in the end, although most of us wouldn't be as fortunate to have RM300k being offered, I think we should aim to be in a position to provide such excitements to our next generation:)

And most of us just take for granted while focusing to much on building for the future. Anyway, my suggestion for the audience would be to live life a little bit more and to only continue investing after the 2nd unit is rented out. Meanwhile, save as much as possible for the worst case scenario.

Real estate investment has always been exclusively only for the affluent, and those with knowledge. At least, our salary needs to be sufficient for us to qualify for the housing loans. In my channel, the goal is to enable every Malaysian to have 3 properties in their lifetime. But many misinterpret it to be one each year. In fact, I've clarified that we should target to own 1 every 10 years. One when we are 30, another when we are 40, then the last one when we are 50. Totally possible. Technically for this audience, the investment part is easy. The patience and mindset shift to first provide for the family and grind through will be the main challenge.

That's the whole point of property investment. Not only we can be independent, there are high possibilities that we can support our future generation to achieve their goals. As for the audience, I would suggest to move out of the house regardless of a new property or not. For the sake of peace of mind, focus, and privacy. Also I would strongly suggest to move away from the obsession of focusing on auction property as the cost of mistake can be too high.

Some of the remarks are comes from their love for their own daughter, a little bit might come from ignorance. This is an important message because we investors are the minorities within the society. So once we grasp the concept, we need to protect our mind because the world will always tell us otherwise.

I will take some time to explore several things such as my career options, alternative investments, also live life a little bit. Then after having sufficient insurance coverage and 6 months of emergency fund, only I will suggest to get committed to a property. Then a lesson I learnt during my early days would be to always audit our own thoughts and belief system. The usual contributor to our belief is always our surrounding and the information we consume. So do always think as a 3rd person, run a self check on the concepts we believe in.

At 24, he managed to pull off a subsale deal at zero down payment and rented out the fully furnished unit at a rate covering his monthly installment and maintenance fees. I am soooo proud. But within this email, we also discussed about the definition of a great investment property. In my opinion, at this current market along with my financial state, I think it's defined by having a rental rate that can cover the monthly installment at least. But as we achieve the state of abundance, the discussion of returns will be different and I look forward to that.
