The Coronado Condos at 2201 Chestnut Street
Located on the northwest corner of 22nd and Chestnut Streets sits the "pre-war" styled condos of the Coronado building. Just west of the Rittenhouse Square area and with a total of 37 condos in the building, this almost boutique condo building has some very interesting units. Most either have a northern or southern exposure and there is a maximum of 4 units per floors. I think what most of my buyers appreciate is the sense of space that each condo provides. From formal dining rooms to original flooring- The Coronado Condos really give you a feel like each condo is a little ranch house in the sky....they are really home-like in their detailing and layout. Lathe and plaster walls, crown moldings, and five panel solid doors all complete the interior look of each condo. Many units here do NOT have living room/dining room combinations. Most kitchens are galley in style- the saving grace being that most have a door out to a balcony or fire escape which my buyers find refreshing. I think The Coronado is without a doubt one of the BEST values to be found in 19103 for high rise condo living. You are not going to find this kind of space at the prices the building commands. And kudos to the condo association for the ongoing facade work. Most associations ignore this need...but the owners at 2201 Chestnut are putting money into the building to maintain their investments and I think that is a damned good thing! The Dorchester Condos on Rittenhouse Square
Known as "The Dorchester", this wonderful building offers studios, one, two, and three bedroom units. The Dorchester Condominiums do offer rental parking for a fee and there is a BEAUTIFUL rooftop pool (membership required). Wonderfully oversized windows provide great views from almost every unit. Similar to the Wanamaker House condos, the Dorchester is a twenty-four hour doorman building. Dorchester condos are a consistently fabulous buy for those looking for a residence on "The Square".

The Condos at The Tivoli in Philadelphia
The Tivoli condos (1900 Hamilton St) in Center City Philadelphia are comprised of a high rise building and is accompanied by a low rise set of courtyard condos that face a really nicely manicured enclosed lawn area. Almost all units at The Tivoli condos have parking and the condo association employs a full-time doorman. Condos range from one bedroom to very large three bedroom condos and are known for having great closet space and lovely open kitchens.

Western Union Condos in Center City Philadelphia
One, Two, and Three-Bedroom Condominiums with a convenient gourmet market, a sidewalk cafe, and fitness center. There is a 24-hour concierge and valet parking as well as high-speed elevators to take you up to your life of luxury including 10-foot ceilings, custom appliances, stone baths, and hardwood flooring! There are really a number of floorplans at 1101 Locust St. and many units on the higher floors have a value that centers around the balconies/terraces (some are HUGE). The south facing condos on the higher floors have great views and are known for an abundance of natural light. Many of the kitchens in the condo building are the same (style, color, and size) with a butterscotch colored tile backsplash. Bathrooms have ample size as do the walk-in closets. Again- Layout and overall size varies in many units (as does the view) so it may be difficult to compare "apples to apples" when trying to comp the value of the Western Union condominiums. Parking in the lower level is limited and is manned- as many condos have "lifts" and the cars are stacked- so few folks can self-park their car..they would use the valet. The condos do have a smallish gym on the 4th floor-which I have yet to see being used on my visits to 1101 Locust. I think most Philly condo buyers will agree that the location of the Western Union is strong- a very residential locale right in the heart of Washington Square West- and is adjacent to Jefferson Medical Hospital.

The Symphony House Condominiums in Philadelphia
The Symphony House Condominiums at Broad and Pine Streets range from one bedroom flats to four bedroom penthouse units (848sq ft- 2232 sq ft). The Symphony House offers on-site parking, 24-hour concierge, as well as on-site pool, gracious gym, and community room areas. With a maximum of nine condominium residences per floor, good ceiling height and some floor to ceiling glass wall windows, the units are bright and cheery and offer a wide range of customization options. We have always found the staff to be very polite and helpful, and the proximity to cultural activities on the Avenue of the Arts is incomparable. 2201 Cherry Street Condos
Located in the Logan Circle area of Center City (roughly, the mid-North West quadrant of town), sits a quiet almost unnoticed mid/high rise condo buildings, simply known as 2201 Cherry St. Clad in a white stucco-esque exterior interrupted by a series of windows and small balconies, this 11 story, 44-unit condominium building was first occupied in early 1988. The Murano Condominiums in Philadelphia
The Murano is probably one of the most striking modern condo buildings in Philadelphia and is a wonderful addition to our skyline. Some units include parking and additional storage space. One of the largest and nicest amenities floors in town- the 6th floor has a pool, large gym, conference area, and outdoor deck- really smashing. The "02" and "03" units are really groovy in the fact that they have a large curved glass living room..with mostly floor to ceiling windows. The Rittenhouse Savoy Condominiums
Sitting on the south side of Rittenhouse Square at 1806 S. Rittenhouse is the Savoy condos. Known for their fabulous views of our prized city park, these condos in Philadelphia are a truly affordable alternative to some of the pricier Center City real estate options offered in the 19103 area. Studios, one and two-bed units abound, and the Savoy's rooftop deck is a real treat for owners. The condos on Rittenhouse Square located at 1806 have a pretty good reputation of selling as the building does offer good space, coupled with a doorman building, on the square, with ample "loading zones" in front of the building to conveniently load and unload your car! This former Daily News Building at 2200 Arch St. sat empty for many years as a blight on The Philadelphia skyline. Thanks to the developer for rehabilitating this historical building into a wonderful condo loft building at an awesome location in Logan Square. These condos feature LARGE windows with river or skyline views, open floor plans with gourmet kitchens, generous closets, and garage parking. They sit just a few blocks from the Murano. A few of these Center City condos even have balconies (Penthouse condo units have really bodacious roof decks! 1352 South St Lofts is comprised of 72 contemporary, edgy condos in an exceedingly handsome modern exterior, coupled with really handsome interiors, and 88 garage parking spaces. The building of 1352 is bold an modern- every unit making a nice statement. These contemporary Philadelphia Condominiums have large private balconies, high ceilings, and luxury baths. Additionally, each unit has spectacular hardwood floors and gourmet kitchens.

23 South 23rd Street Condominiums
Located just south of 23rd and Market Streets is 23 S. 23rd St. condos- a previous garage that was cored out and developed into condos. The most interesting thing about 23 S. 23rd is the fact that the developer did a smashing job on the courtyard/interior facing condos- a quiet reserve of condominiums that come to life every spring with some really nice landscaping and many of the condos have nice balconies that overlook the space. Most of the units are flats- though most of the penthouse condos are bi-level. Indoor parking exists for most condos, and there is a 24-hour doorman. 83 total condos ranging in size from 783 sq ft to the large penthouses- the largest condo is 4477 sq ft.

Known informally as "220", this elegant Center City condominium building is located on the west side of Rittenhouse Square. With over eighty units and 25 stories tall, 220 has quite a presence on "The Square". Some fabulous penthouses top the building, and a public library is located on the first floor. One, two and three bedroom units are found in this building. Though most of these condos on Rittenhouse Square are known as flats, some bi-level luxury penthouse units do sit atop 220 W. Rittenhouse Square. The Residences at The Rittenhouse
Located at 210 W. Rittenhouse Square, "The Rittenhouse" is probably my favorite condo building in town. I think values in the building are heavily dependent upon whether you face Rittenhouse Square or otherwise, as the views of the square are fabulous and command a premium. The location speaks for itself. I recently named the building one of my TEN BEST in Center City and if my other half would allow, we would move into the building tomorrow. 1830 Rittenhouse Square Condominiums
Known simply by Philadelphians as "1830", the condominium building sits on the south of Rittenhouse Square and was the first high-rise to appear on the Square back in the mid-1920's. Originally an apartment building- this Beaux Art styled building is hailed as one of the finest examples of pre-war architecture amongst the condo set here in Philadelphia. The condos at 1830 Rittenhouse are unique in the fact that very few- if any of the condos in the building are alike...having been broken up and added onto over the years. What few know is that there are two penthouse units here- and both are only accessible by taking the elevator to the 18th floor- then walking up a flight of stairs to reach those two condos....when built- these were the maid's quarters/apartments for the "help" in the building....and 1830 is the last remaining condominium building in town that have elevator attendants. The condos range in size from 1000 sq ft one bedroom units to entire floor condos which are over 5000 sq. ft. in size. I believe there may even be a few bi-level condos in the building....but I am pulling that from a shaded memory from years ago. The condos at 1830 Rittenhouse do not offer parking, but other options around Rittenhouse Sq. do exist. The doormen at 1830 are nothing short of kind and helpful. I have sold a few units in the building over the years- just know that there are not a lot of units in the building (41 total). Center City One Condos at 1326 Spruce St.
Known as Center City One, this Philadelphia condo building has a great reputation for being a solid Center City real estate building. A mix of studio, one and two bedroom units, Center City One is graced with on-site parking (some owned, some rental) and has wonderful city or south facing, sun-drenched views from many of the balconies. These Washington Square West condos are located in the 19107 zip code, and all units at Center City One are flats- no loft condo units at 1326 Spruce exist. Near the center of Philadelphia, these condos at Broad and Spruce Streets have great views- either offering nice city views or wonderfully bright southern views. The Residences at The Ritz Carlton - 1414 Penn Square
I love the Ritz. Love. I think the fit and finish, along with the pricing structure, location and staff are nothing short of top notch. The amenities floor includes a large pool, huge gym, hot tub and one of the most comfortable and actually usable community rooms I have seen in town- and guess what- owners actually use it (rare for these rooms to get good use, but this one is so comfy that it actually gets used). Great outdoor space off the community room as well. The A and G units face south, and they are both two bedroom condos- and I think a terrific value- I have sold two of these units in my day and my clients LOVE living at 1414 S. Penn Square. The B units are the only stack with balconies. I also find the F units to be very popular with many of my buyers. Though to be honest, I don't think my clients would turn their nose up at any unit here if the unit happened to fall into their price range. Units all have high-end finishes with floor to ceiling windows. Bathrooms are oversized and spacious. You have to palettes to choose from in terms of finishes, and I don't see a whole lot of difference between the two- meaning my buyers tend to like both options. Parking and extra storage are available at an additional price. Owners of condos at the Ritz Carlton have access to the Town car to take them around town. The penthouses are nothing short of stunning... and you may have an opportunity to buy them raw and finish them to your liking. The Philadelphian is the largest condo building in the state of PA with over 700 units. The building has a restaurant, grocery store, bank, pharmacy, and two pools...just to name a few!
