    Welcome back and welcome to the May 2025 Vancouver real Estate Market numbers!Its a Buyers market out there and if you have patience your desired property WILL be available or coming soon by the looks of the inventory count we are seeing out here...Patience is key and Buyers have all the time and selection that they ever wanted right now. SOME segments of the market have more elevated activity than others and we are seeing multiple offers here and there. However for the most part, you as a buyer have time, selection and the power to negotiate on your side again. Sellers, you need to be priced sharply!     This week I go through an article written recently about the City of Vancouver becoming a Market Unit developer here in Vancouver. So this struck a nerve from two angles, the first being that they do not have to go through the same process in which they set out making it virtually impossible for developers in the city to abide by. And secondly the fact that the city themselves are now competing with mom & pop investors for their tenants...I am not sure what the point of the city trying to establish themselves in this way could be, but this is the path they are charging down...What are your thoughts on this?     This week I I've into ta story that was broken recently by storeys.com about the forward-sale agreement between the Canada Lands Company & the MST Nations (Musqueam / Squamish / Tsleil-Waututh) in their joint purchases of Jericho Lands (52 Ac) Point Grey / Heather Lands (21 Ac) Cambie / Marine Drive lands (5 Ac) West Van.Why do you think this was not made public from the start? And when government funds are being used, do we not now all believe that there should be complete no questions asked transparency??? Well so do I, and it doesn't seem to be anywhere around these collective $307 million dollar purchases of land between these two groups... Now we have some clarity on a structures buy out along the schedule of achieving permits & application achievements... Also extremely fishy and obvious now what's going on here...     The government has started making changes to bandaid the current situation in the Vancouver Real Estate Market as we come closer and closer to election season.. Their claim that they will build 4 million homes (1 home / minute) across the country is a tall order. Specifically within the current interest rate environment. Yes, rates are dropping... But is hasn't been fast enough YET to really stimulate buyers off the fence & developers to start building again at mass.     E#285 - Revamp & Re-list pt.2

    This week we conclude the Revamp & Re-List of 1903 - 188 E Esplanade in the heart of Lower Lonsdale. This unit was on the market for some time and we were getting attention but not enough to sell at the sellers desired price range. There were however a number of specific dislikes the market had over the unit time after time. We like to call and follow up after every showing to see the buyers throughs and feedback. From this process we were receiving similar negative feedback about the same things time and time again. So with that we decided that in place of a price reduction, we would make a slight unit adjustment. We decided the "fix" the complaints that the market kept telling us about the unit.     E#274 - Time To Carbon Tax Your Building!

    This week we discuss the new Carbon Tax that Metro Vancouver is planning on charging you for your buildings green house gas emission. Now, to be fair they are starting with larger commercial buildings to get this thing off the ground. However they will quickly. move to residential buildings... Assuming this does go ahead, this is going to offer massive financial burdens to the owners of older strata buildings throughout the city. Needless to say I think this is a horrible plan that will heavily impact many many Vancouverites at a time where things are already extremely tight financially around town. What are your thoughts?
