Is Australian Property Entering a Buyer's Market?

Is Australia entering a buyer's market? Dwelling values in both Sydney and Melbourne are slowly beginning to dip and sellers are having to adjust their expectations. This does mean that buyer's are in a better spot than they have for years, but supply remains constrained. Typical buyer's markets have supply outstripping demand, but that simply isn't the case in Australia, placing the market in a weird spot that's probably more correction than recession. Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only. Your Buyer's Agent Might Be Working Against You. Here's How to Know

The 5% deposit sounds like a win… until you realise a small mistake on suburb choice, timing, or holding costs can leave you owing more than the property is worth. We sit down with Nick Khzouz, a buyer’s agent (and former lawyer and banker) from B Money Property Group, to unpack the real-world risks behind low-deposit buying, refinancing, and trying to leapfrog into your next property. If you’ve been watching the Australian property market and wondering whether the First Home Guarantee is helping or hurting, this chat gets specific fast.We get practical on what to look for before you buy: stock on market trends, supply saturation, land constraints, and why days on market can be one of the simplest demand indicators to track. Nick also breaks down return on capital versus return on investment, why some investors grow faster with the same cash, and how strategies like interest-only lending and negative gearing (with proper accountant advice) fit into the bigger picture of serviceability and risk. Then we go straight into the messy stuff people whisper about: off the plan property deals, hidden incentives, “rebates”, and why conflict of interest is the line that separates an advocate from a salesperson. We share horror stories, talk transparency reforms like a conflict register, and run through how we assess a buyer’s budget, time horizon, goals, and when they want to extract equity. We also touch on areas we’re watching across Sydney, Newcastle, and parts of Victoria, plus why policy changes can push eager first home buyers into repayments they can’t comfortably carry. This episode is for informational purposes only and does not constitute financial, legal, or tax advice. Most Small Business Owners Are Paying Too Much Tax

A single conversation at 15 changed everything. Davie Mach chose accounting to pull his family out of debt, started a firm at 26, and built it to 40 people by doing one thing most advisers avoid: telling small business owners the whole truth about money, structure, and risk. Davey breaks down the difference between reactive, textbook accounting and proactive, real-time advice powered by cloud tools and AI without losing the human touch. We map the structures that matter in Australia: when a company beats a trust, how a family trust can hold shares for asset protection, why SMSFs are for long-term assets, and where bucket companies and intercompany loans create tax efficiency without triggering Division 7A headaches. If you’ve ever wondered whether the CGT discount justifies holding assets in your own name, you’ll hear the long-game maths that many investors miss. With a wave of senior accountants retiring and government revenue pressure rising, small businesses face a tougher environment than ever. Enforcement is up, complexity is rising, and yet opportunities grow for owners who keep tight books, review quarterly, and structure for resilience. If you run a business, invest in property, or simply want to pay less for better decisions, this episode is for you. What They Aren't Telling You About the First Home Guarantee

Prices are climbing, tempers are flaring, and a simple promise—“buy with just a 5% deposit”—isn’t as simple as it sounds. Joe and Michael unpack the new rules around Australia’s First Home Guarantee and why it might not be the slam dunk the federal government believes. We draw a clean line between the federal guarantee and state‑based grants and stamp duty concessions, then walk through what that means in New South Wales, Victoria, and Queensland. The boys don't just complain, Joe provides practical solutions that might improve supply and demand. Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only. From Engineer to Advocate: Steve Palise on Building Wealth with Data, Not Hype

The biggest property gains often come from the most boring moves—and that’s exactly where Steve Palise thrives. We sit down with the engineer‑turned‑buyers’ advocate and author to dismantle catchy myths, unpack the fundamentals that actually drive returns, and show how to pick between residential, commercial, and development without getting lost in the hype. Steve shares how he scaled a buyers’ agency from overseas using deep-work blocks, SOPs, and a serious CRM, then channelled that structure into three practical books and a free 10‑hour course built to answer the questions everyone keeps asking. We dive into the numbers that matter: vacancy risk, lease quality, and realistic lender appetite. Steve explains why Perth and Brisbane have delivered strong net yields and tight industrial/retail vacancies while Sydney’s sub‑5% returns demand bigger cheques—and how those relative values shift as yields converge. We break down ROI vs return on capital, the role of leverage in the early years, and why a “cash flow positive” badge means little without a decade‑long view of demand and rental growth. On the development front, Steve doesn’t sugarcoat it: margins have been squeezed, holding costs hurt, approvals take time, and banks want 15%+ profit on cost before they even listen. Small infill projects can work for the right operators, but the horror stories are real and avoidable only with proper feasibility. If you’re tired of “one true strategy” gurus, you’ll appreciate Steve’s approach: define the goal, set the time frame, map finance constraints, then choose the least risky path that still hits the target. Expect candid talk on postcode restrictions, specialised assets, valuation traps, and the unglamorous diligence that protects your downside. Want more of the good stuff? Grab Steve’s free resources, then listen and tell us which market you’re eyeing next. If this helped, follow, share with a mate, and leave a quick review so more investors find facts over noise.Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only. Are Financial Planners Only For the Wealthy?

Think financial planners are only for the wealthy? Ray Regmi and Malissa Vargas from Ryker Capital don't think so, revealing why financial advice might be most valuable for everyday Australians.Ray, with 21 years in financial services, and Malissa, with 32 years in lending, share powerful insights about the transformative impact of good financial planning. They explain why waiting until you're wealthy to seek advice is like saying "I need to be fit before I go to the gym" – completely backward! Joe explores the critical differences between financial planning and accounting, with planners focusing on future strategies while accountants reconcile the past. Ray and Malissa highlight how innovative approaches like the "cash out and re-contribute" superannuation strategy can save beneficiaries up to $300,000 in taxes. This is knowledge most people simply don't have access to without professional guidance. Perhaps most valuable is their insight into creating a financial ecosystem where advisors, accountants, and brokers collaborate to maximise client outcomes. This comprehensive approach protects against government policy changes while ensuring all aspects of your financial health are optimised. Whether you're struggling with debt, uncertain about retirement, or simply wanting to make better use of your income, this episode proves that financial planning isn't a luxury, it's an essential resource for building the future you deserve. Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only. Capital Growth is the Game, Cashflow Keeps You Playing

Looking to grow wealth through property but can't afford your own backyard? JP Gabriel, founder of Investr buyer's agency, reveals to Joe and Michael his powerful strategies for navigating Australia's challenging property landscape.JP shares his personal journey from tech professional at LinkedIn to successful property investor, building a portfolio across three states. He tackles head-on the biggest conundrum facing potential buyers today: "I want to buy my own home, but I'm either scraping the bottom of the barrel or I can't even buy something I really want to live in."JP explains his investment philosophy: "Capital growth is the game, but cashflow keeps you playing it." He draws brilliant parallels between property investment and stock market strategies, asking why young investors chase growth in tech stocks but often prioritise yield in property. For those weighing interstate investments, JP offers data-backed insights on the Queensland versus Victoria debate. After "nine years of growth in a four-year period" in Southeast Queensland, he believes Melbourne now presents compelling opportunities as the only state where housing affordability has actually improved.Whether you're a first-time investor or looking to expand your portfolio, we're providing the strategic clarity needed to make confident property decisions in today's complex market. Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only. Australia's $3M Super Scandal

The controversial $3 million superannuation tax has sparked fierce (if not overblown) debate across Australia, with important questions about fairness, implementation challenges, and political accountability taking centre stage.Targeting roughly 80,000 Australians (0.5% of the population) with super balances exceeding $3 million, this policy increases their tax rate from 15% to 30%. While Michael argues it affects only the wealthy, he admits there are several flaws that shouldn't be ignored. First is the issue of taxing unrealised gains. Property investments within super funds could trigger substantial tax bills without generating actual cash flow to cover them. Joe asks, where does this money come from? Must investors liquidate assets or pay from personal accounts? Even more troubling is the blatant exemption of federal politicians and defence force members from this tax increase. This "rules for thee, not for me" approach fundamentally undermines the policy's credibility and is something both the guys agree on. The absence of indexation represents another serious flaw. Without automatic adjustment for inflation, this threshold will gradually capture more Australians as asset values naturally increase over time. However, Michael argues that the ceiling is still so high that it is unlikely to capture many average Australians while also highlighting the unlikelihood of a future government not adjusting the indexation rate. Meanwhile, multinational corporations continue paying minimal tax on Australian resources they later sell back to us at premium prices. The government's willingness to target retirement savings while signing 40-year contracts with companies paying as little as 0.015% of profits in tax raises profound questions about priorities and fairness.Want to learn more about protecting your financial future amid changing tax policies? Why NIMBYs are Ruining the Housing Market

Australia's housing market is being strangled by the NIMBY (Not In My Backyard) phenomenon, with the average first home buyer age jumping from 34 to 37 in just three years. This devastating trend shows how local opposition to development is driving up prices and pushing homeownership further out of reach for young Australians. This episode touches on:• The NIMBY mindset • Sydney's poor urban planning compared to Melbourne's more efficient grid layout• Top 10 Sydney suburbs with less than 1% housing growth, including Glenmore Park and Illawong• Australia approving only 500,000 dwellings while welcoming 1.34 million new residents (2022-2025)• Housing prices skyrocketing – example of Bossley Park property gaining $160,000 in just 13 months• Average Australian savings dropped from $39,000 to $29,000 in three years• Overregulation and excessive red tape slowing development approvals• Strategic property investment as a potential solution for individuals facing the housing crisisIf you need help with property investment or financial advice, contact us for guidance.Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only. The 2025 Australian Housing Election: Labor vs. Coalition Policies

Australia's housing crisis has reached a breaking point, forcing all political parties to place housing policy at the forefront of their election platforms. In this episode, we dissect the competing visions for solving Australia's housing affordability crisis, exploring whether any party has realistic solutions to the mounting pressure.Labor's ambitious promise of 1.2 million new homes by 2030 sounds impressive, but we examine whether this target is achievable given construction industry constraints and regulatory hurdles. We break down their policy framework including the Help to Buy scheme, stronger renter protections, and infrastructure funding designed to increase supply. But will these measures be enough when housing demand continues to outpace construction capacity? The Coalition's alternative vision focuses on unlocking superannuation for first home buyers, implementing a two-year ban on foreign investors purchasing existing homes, and freezing the National Construction Code for a decade. We evaluate whether these market-oriented solutions address the fundamental challenges or simply shift the problem. Most revealing is our discussion about the realities faced by everyday Australian landlords. As interest rates climbed, many small investors found themselves unable to cover their mortgage costs through rental income. The narrative of "greedy landlords" emerged only after these rate hikes, highlighting the complex relationship between monetary policy and housing affordability. For first home buyers, the situation looks increasingly bleak. With the average age of first home purchase now 38 years old in Australia, we consider whether radical interventions are necessary or if incremental policy changes can restore balance to the market. Interest Rate Cuts Don’t Matter If You’re Poor

The long-awaited 0.25% interest rate cut from the Reserve Bank of Australia has finally arrived, bringing welcome relief to homeowners after rates reached their highest point in 15 years. But beyond the modest monthly savings—about $180 for the average New South Wales mortgage holder—lies a much more significant opportunity that savvy Australians shouldn't overlook.First-time buyers with median NSW salaries now have an additional $12,000-$14,000 in borrowing capacity, potentially bridging the gap that previously kept them from entering the market. Investors gain even more leverage, with borrowing power increasing by $15,000-$20,000. This expanded capacity coincides perfectly with the government's new residential housing scheme that has relaxed zoning laws across numerous NSW hotspots, creating a perfect storm of opportunity for those previously priced out of the market.Unlike previous rate cuts, we're unlikely to see an immediate property price surge. The two-year ban on foreign investment in existing properties, combined with depleted savings across Australian households due to prolonged high interest rates and inflation, means the market response will likely be measured. The Northwest corridor of Sydney, with its significant infrastructure investments including the metro line that connects Barangaroo to Bella Vista in just 38 minutes, stands out as a particularly promising investment region.Rather than putting small sums into Bitcoin or stocks, Joe advocates investing in yourself—developing marketable skills like video editing that could generate exponentially more income than the interest savings alone. This entrepreneurial mindset, combined with understanding Australia's business tax advantages (25% flat company tax versus up to 46% personal income tax), offers a pathway to true financial independence and wealth creation that goes far beyond the impact of a single rate cut.Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only. S2E9: Is It Too Expensive to Have a Child in 2024?

Is it too expensive to have a child in 2024? Fertility rates have plummeted in Australia's capital cities i.e. where most people live. The leading theory is that things are simply too expensive to consider a child with rental payments and mortgage repayments reaching record highs and the significant cost of childcare services. Elsewhere, the Crowdstrike outage bricked over 8.5 million computers worldwide affecting services like banks. Millions of people couldn't access their own money thanks to many banks' insistence on a digital only service. This outage has many questioning whether a digital only economy is the right decision. Western Australian renters will be celebrating after new laws were passed allowing them more freedom to make small changes to their homes and keep pets all with the approval of their landlords. All this and more on the latest Finance Show with Joe. Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only. Yes and no. Most property sales were under $1 million AUD and given that foreign buyers cannot hold onto property indefinitely, it seems to be adding to local housing shortages, but is far from the main driving force.Follow us for more property news and mortgage advice! ▸Website - https://itssimple.com.au▸Instagram -  https://www.instagram.com/itssimplefinance/▸Facebook -  https://www.facebook.com/itssimplefinance/▸LinkedIn - https://www.linkedin.com/company/itssimple/DISCLAIMER This podcast contains general financial information only.
