$100,000 For A New Roof...Now Citizen's Is Dropping Them!

Richie sits down with Hans Kennan of the Kennan Law Group and Patrick Carr of Blue Collar Media Group to discuss a shocking report from Roofing Insights. The report details troubling news at the Waters Edge condominium association in Largo, FL. In 2020 the association spent $100,000 to apply a Karnak silicon coating to their flat roof system. Despite this coating being approved by the county they are now at risk of being dropped by their insurance carrier. That insurance carrier is Citizens, Florida's carrier of last resort, who says the silicone coating applied to their roof does not qualify as a roof replacement and now Citizens is demanding they replace that roof or have their coverage dropped. This prompted us to ask this question: should a new roof coating qualify as a replacement? This question is not a simple one, on one hand the coating does extend the useful life of the roof, but on the other considering that coating a replacement neglects the other parts of a roofing system that may be affected. In addition, if Citizens drops this association where do they turn. Citizens, after all, is the state backed insurer so what happens if Waters Edge doesn't comply and their coverage is dropped.
