When you rent, your max home maintenance is a few dollars for a new lightbulb. Renting gives a lot more flexibility; owning offers more stability. One big advantage of owning is that your mortgage stays the same. The standardized deduction exists in part to equalize tax deductions for land owners and non-land owners.
