I got new rules I count em: 1)Be a good person 2)Don't start with emotional Blackmail! 3)Make sure your maths is correct before you start negotiating! 4)Be amicable and communicative. 5) Don't rent another place until you're ready to leave 5)Don't be an asshole 6)Don't be a liar. 7)Don't assume you are in the right... it's a shareholder's meeting not a morality tale.  8)Bring specifics to mortgage advisors and solicitors and don't act surprised when you don't come with all the information on fees. 9) Understand all the numbers. Don't try and think you're the smartest. 10)Don't tell the other person all you're secrets for many years knowing they are a gossip! 11) Don't pick the big room just because it's big. (There aren't really curtains in there! just blinds!)  VIRILE!
