5FF Short Cut: The Housing Market is in Big trouble.

from Moving Home with Charlie

This is an edit of Friday's livestream. The full hour is here: https://www.youtube.com/watch?v=lw-u-DYuXNU Financial-market and gilt-yield turbulence is already feeding through to movers. The Lloyds (ex-Halifax) house price index has annual growth trending down for about a year — it was roughly 2.3% year-on-year last August and has now gone below zero — another nudge for sellers to stop believing prices only go up and to price to sell. Five lenders (Barclays, Santander, Skipton, TSB and Nottingham) hiked fixed mortgage rates after the bond-market turmoil, many by around 0.15 percentage points, with NatWest and HSBC having moved earlier; 30-year gilt yields hit their highest level since 1998, and further rate rises will squeeze buyer budgets and first-time-buyer prices hardest. Property Mark's leasehold survey has 93% of leaseholders saying they would not buy leasehold again, and more than 70% of agents saying they have pulled unsellable leasehold flats from the market. High loan-to-value lending is back at stress levels: Bank of England data (8 September) show 8.4% of gross mortgage advances in Q2 2026 had an LTV above 90% — up 0.4 percentage points on the quarter and the highest share since 2008 — with about half a percent of new advances on a 5% deposit or less. And while five banks hike mortgage rates, Mortgage Advice Bureau shares slide on a profit warning: gilt and bond uncertainty hits housing-market businesses (around 60% of deals need a mortgage), slows the giant transaction chain, snows brokers under with reprices and pulled deals, and looks set to kill this year's autumn market before it even gets going.
