Always analyze the numbers before each investment. Towns and cities that are well-connected transport-wise generally have plenty of demand for rental properties. You need to carefully vet property sourcers before you start working with them. Rob shares the questions that he asks them and some of the checks he carries out. When you use a sourcer you still need to do your due diligence for each property. Know your strengths and focus on doing work that plays to those, outsource or let your business partner do the rest. It is still possible to take an investor's cash, park it in a property for a few years, revalue and give the investor their cashback with a profit. When seeking finance, overvalue the property slightly to make sure you end up with what you need. You want your property to be the best in the street. The changes in stamp duty have given the UK property market a boost. That will end soon, at which point the bubble is likely to burst. There are opportunities in property regardless of the economic climate. If you have sound cash flow you can ride out most economic storms. You are never going to be able to time your investments perfectly.
