I think the biggest risk is any risk that you either refuse or fail to identify and seek to address, like you talked about, what bucket can I put it in? Can I transfer it or do I have to accept it? But the ones where you don't have the eyes wide open, the ones that catch you unawares, are the biggest risks. So I think the biggest risk comes from a reluctance to engage either JV partners or consultants or attorneys or any general education, leaving yourself open to be blindsided by something you didn't see coming.
