On-demand recordings of all shows are available here.Episode OverviewIn the Aug. 6, 2026, episode of the Condo Capitalism™ podcast, host Peter Zalewski examines whether the Downtown Boca Raton And Beach condo market—long overshadowed by the troubles facing the bigger markets in the tricounty South Florida region of Miami-Dade, Broward and Palm Beach—is beginning to show signs of unraveling.In the first three months of the 2026 Summer Buying Season of May through October, the Boca Raton Condo Cliff Index™ has fallen by nearly 35% Overall and 30% for Vintage condos that are at least 30 years old.The Boca Raton Indices have both tumbled as a result of pending sales plummeting 44% in the Overall market and 42% in the Vintage sector between April 29, 2026, and July 30, 2026.Simultaneously, the Downtown Boca Raton And Beach condo listings are down about 15% Overall and more than 17% for Vintage units during the same three-month period.The Boca Raton analysis comes ahead of the August 2026 Monthly Meeting of the Miami Condo Investing Club™ scheduled for 4 p.m. Wednesday, Aug. 12, 2026.Boca Raton has largely escaped scrutiny this year as it is a smaller market overshadowed by the recalibration underway in its larger neighbors to the south, including the Greater Downtown Miami, Miami Beach and Downtown Fort Lauderdale And Beach markets.The episode opens with the story of Addison Mizner, whose vision for Boca Raton helped define South Florida’s look of the 1920s land boom with a focus on Mediterranean Revival architecture featuring red clay barrel-tiles, stucco walls and open courtyards.Unfortunately for Mizner, his firm—like many development companies of the era—ultimately collapsed after the Great Miami Hurricane made landfall between today’s Greater Downtown Miami and South Miami on Sept. 18, 1926.The episode also examines the current disconnect between condo prices and rental rates in Downtown Boca Raton And Beach.Asking rents in Boca Raton have separated far enough from rents actually collected that the 1% Rule of real estate investing—a metric private lenders and investors use to value a property—increasingly points to condo sellers asking more than the market can support.As a result, buyers are sitting on the sidelines waiting out sellers. The average number of Days on Market for a Boca Raton condo is now 124 days for the Overall units and 114 days for Vintage units.During the 68-minute episode, Zalewski also focuses on the marketing disconnect in Boca Raton, which brands itself as an upscale, modern community, yet 76% of the condos listed for resale are Vintage units.Besides representing the bulk of the condo resale market in Boca Raton, the Vintage units are not good for sellers seeking premium prices.Vintage condos traded at a steep 42% discount to the broader Overall condo market in the first six months of 2026 in Boca Raton, according to data from CVRRealty.com.
