El mercado inmobiliario en España irá de menos a más en el 2024

Félix Lores, de BBVA Research, analiza cómo está evolucionando el mercado inmobiliario en España en un contexto en el que el crecimiento y la inflación se están moderando tras la reciente subida de tipos de interés que se ha producido. Destaca que la venta de viviendas está evolucionando bastante bien, de hecho en el 2023 las variables del mercado sorprendieron al alza después de que a finales de 2022 las previsiones no fueran muy halagüeñas para el pasado año. Todo ello, en un escenario en el que la oferta sigue siendo la clave, principalmente porque lleva tiempo sin ser capaz de satisfacer a la demanda, y por tanto existe un déficit de viviendas, lo que está suponiendo que los precios continúen creciendo (+3,5% en 2023 y +2,5% en 2024) y que la venta caiga (en torno a un 12% y un 5%, respectivamente) por el incremento de los tipos de interés, la pérdida de poder adquisitivo y la desaceleración de la eurozona. Adicionalmente, comenta que se espera que el descenso de los tipos de interés se produzca en la primavera de 2024 (concluyendo este año con una tasa de 3,75%, 75 puntos básicos menos que en 2023), pero no será hasta el 2025 cuando bajen al 2,75% y la inflación se sitúe en los objetivos actuales del Banco Central Europeo, en el entorno al 2,3%. Sin duda, un aliciente para la demanda de vivienda, que ha permanecido a la espera del abaratamiento del coste de financiación. Gracias a esto, y a otros factores como la recuperación que se espera en la eurozona, la mejora del poder adquisitivo de la renta de los hogares, y el incremento que se observa en la inmigración, se prevé que el crecimiento vuelva al sector inmobiliario en 2025. La venta de vivienda podría aumentar alrededor del 3% hasta las 615.000 unidades, también los visados (+15% hasta los 130.000) y el precio (+4%).
