Several of my mentors in real estate always say to buy a rental house for each kid you have. Use the money in the equity you build to help put your kid through college. This may seem unattainable to you but it's not. The bank will lend you money if they know the property is going to be a rental. Usually, you need 20% down for investment property. College savings plans, also called 529 plans, are accounts specifically designed to help you save for education expenses in a tax-advantaged way. You create and control an account on behalf of your beneficiary or future student. You make contributions to your account using after-tax dollars. Any earnings you accrue are tax-deferred while invested and tax-free when used for qualified education expenses.
