Since then the phone has been ringing alot with people keen to get a better understanding of solutions to this impending change to legislation, even though it will not commence until the 1st of July 2025 and apply from the 25/26 FY onwards. The question is - "Can I purchase a HMO or NDIS positive cashflow investment property using my SMSF" and the answer is YES! We listened and decided to do a bit of digging into the most efficient, smart and beneficial way to achieve this. I have heard of some companies charging $150k or more for this service but in the best interest of the HMO Property Co clients we have found a solution which I explain in this short but value added episode.
