Ep. 66 - How Realtors Get Paid and Let’s Talk Taxes

Who pays who in a real estate transaction? The seller hires a real estate agent. They decide on how much of the Listing Agent’s commission will be offered to a Cooperating Agent (also called the Buyer’s Agent or the Selling Agent). Who pays the Buyer’s Agent? The Seller’s Agent. What if the Buyer uses more than one agent? The only agent for the buyer who gets paid is the agent who writes the offer. Sounds simple but it gets mixed up by people all the time. Being a real estate agent is a commission based job. No one will pay you to be a tour guide. So we ask Buyers PLEASE be loyal to your agent! Don’t click on the “For more information” button on a real estate website like Zillow or Redfin. Just send the address you see online to your real estate agent and give them a chance to do the work. If you think the more agents who are looking for properties for you, the better chance you will find the right properties than you are inherently wasting the time of all the agents who don’t end up writing the offer. Only that one agent has the ball and could carry it to closing and get paid. Be loyal. Residents of Boca Raton have been waiting patiently for some redevelopment at the site that was formerly Sears at Town Center at Boca Raton. The property is the most valuable piece of property in South Florida and it’s no secret that everyone has been hoping that a developer and the mall and the City of Boca Raton would come together with a project that would benefit the entire community.
