Welcome back everyone to “The Really REAL Real Estate Podcast!” while we’re still about a month out from pitchers and catchers reporting to spring training for Major League Baseball, spring training for all of you buyers and sellers out there starts NOW! Today, we talk about why it’s so important for buyers and sellers to report to “spring training” now and what you should be doing to prepare for the spring real estate market that will be here sooner than you think! TALKING POINTS (3-5): - Introduction - When does the spring market start? - What buyers should be doing to prepare for the spring market: - Get pre-approved - Set savings goals for down payment and closing costs - Meet with your realtor to get a game plan - This includes signing beginning buyer paperwork! - Start to prepare for the other aspects of your offer - When do you want to close, how much hand money do you want to put down, which inspections are you wanting to get? - Determine wants and needs in a home - Mentally prepare for a multiple bid situation - What are you willing to negotiate or compromise on when it comes to a multiple bid situation? - What sellers should be doing to prepare for the spring market: - What projects can and need to be completed prior to putting the house on the market? Get those projects done now! - Discuss not only DIY projects but projects that involve hiring a professional – many of those professionals are booked weeks or even months out! - Paint!!! - What can be decluttered and packed away now? What can be disposed of now? - Meet with your realtor to get a game plan of when you want to go on the market?
