EPISODE 292 - The SDA Anchor Tenant

Welcome to our next episode with Minh on a solo recording for the topic - SDA Anchor Tenant. We have never really spoken before about this very important topic - getting the first participant in as the first tenant into a SDA home.Minh talks about the importance of getting the first participant to move in, and the challenges in getting multiple participants thereafter once the house is enrolled and operational after the first tenant has moved in. He also talks about some ideas in getting the anchor tenant in, incentive wise that is, and how investors should expect the procurement process to rollout once the SDA dwellings is constructed.We cannot stress enough, the importance of engaging your SDA Provider early in the piece, and that means 6 months prior to completion. The reality is, it will take 6 to 9 months to procure the anchor tenant (participant no.1) and probably be another 6 months to get the second participant to move in and co-share. What no one ever tells investors, is that the first participant residing in the home, as anchor tenant, has all the power. If they don't like the second applicant applying, due to personality matching, they can veto and say "no, I refuse to live with this participant".
