Horror Stories in Commercial Property

I thought it was time to bring out the big guns and share with you some stories of commercial property that I’ve been involved with over the course of my career that were absolute horrors at the time… I look back on them now and laugh, but also thank goodness I experienced them because it’s made me a better surveyor today. I thought I’d share some of them. Every property is different. Every tenant is different. In all honesty, a lot of these you would never have seen coming… but a little bit of common sense goes a long way to sorting these problems out. In today’s podcast, I’m going to run through several case studies. I’ll be chatting through the scenario, the problem and the resolution. A high end chocolatier with no contents insurance The tenant who turned the sewer into a water feature A jeweler who boxed in a leak rather than making a phone call A yoga studio that smashed all the windows of a brand new building An ex-brothel that collapsed internally due to the billionaire next door digging out the basement This is honestly just the beginning! During my time working in property, I’ve seen A LOT (I doubt though that I’ll ever see it all). It’s about keeping a level head and persevering!! Common sense rules the roost in commercial property. However, in all of those situations, the problem was solved and we moved on. You’ve just got to have staying power… oh and someone on your team who’s not willing to let you loose out and will sort the problems out for you. Yes, I’m talking about me!
