Today we welcome Jacob Perez, an investor and mortgage agent, here to discuss how to position oneself to scale a real estate portfolio in a tough recessionary environment. He shares his personal story of how he got into real estate, starting from buying his first property in university, then developing joint venture partnerships, and eventually becoming a mortgage agent. He has now 20 properties, 72 doors, and $20 million in real estate under management. Jacob explains how he overcame the challenges of leaving a corporate job and a high salary for the real estate business. He also expresses the concept of golden handcuffs and the importance of making a choice that aligns with one's interests and goals. Jacob discusses about:Reducing monthly obligations can improve mortgage application success.Focus on low monthly obligations and high income.Avoid unnecessary debt and delay big purchases to increase borrowing power.Increase income through secondary units and additional streams.Analyze net income and dividends annually to align with borrowing goals.Consider trade-offs between different mortgage options (A-lenders, B-lenders, private lending).Speak with an expert to understand the financial situation and find the best debt and mortgage mix.About JacobJacob Perez heard the concept of a rental property in highschool once, and never forgot the concept of having a tenant pay off your mortgage. Working throughout undergrad university and focusing on saving right out of school, he began house hunting at 22 years old (2012), and by 24 years old, he had his first two rental properties and $0 left in his bank account. Whatever career path he entered (marketing, finance, analytics, etc) everything always brought him back to real estate.While completing his Masters in Toronto, Jacob’s classmates didn’t understand how he had accumulated multiple rental properties at 25. From there he began joint-venturing with his classmates & focusing on Duplex Conversions in Hamilton, ON. He left his career in Data Analytics & became a Mortgage Agent helping investors all over Canada scale the way he did. While he is now in the top 0.2% of production for Mortgage Agents in Canada. Jacob still prioritizes investing.
