How We Plan a 230,000 sq. ft. Commercial Roof

Before a single panel gets loaded on a roof this size, there's a whole logistics game that has to get worked out first. In this episode I sit down on-site with our supplier and crane operator to plan out how we're going to load roughly 350,000 square feet of material across two buildings — split into eight zones of about 275 squares each. We walk through crane tonnage (110-ton vs. 155-ton vs. going cheap with a 40-ton), how many semis we can realistically run per day, how to keep drivers from staging material twice, and why a ridge roof changes your whole loading strategy compared to a drain-line roof. We also get into real numbers — 12 to 15 semis a day, three to four days just to load the first phase, and a $30,000+ crane bill before we've placed a single screw. Then we walk the deck itself: 20-gauge steel decking, why we fasten into the high ribs instead of the low ribs, how bar joists factor into fastener length, and how we plan zones so crews aren't wasting hours moving material back and forth across the roof.
