from Lets Get REAL Estate Podcast · host Danielle Chiasson

Yakov is a dad, macroeconomics nerd, racer, excel ninja, foodie, tech executive, real estate investor, and now an industrial land developer. In this episode we will discuss:Why rising interest rates and increased construction costs make residential buildings less profitable unless land is acquired at lower prices. The current shortage of industrial space in North America is estimated to be 1.2 billion square feet behind due to under-building and increased demand for door-to-door deliveries during the pandemic. How macroeconomic factors such as interest rates and construction costs influence property selection for industrial purposes.Proximity to transportation hubs and workforce availability are key factors in determining suitable locations for the development of warehouses and logistic centers. The challenges of aligning suitable lands with city zoning plans and competing with other developers are discussed. The calculation of soft costs, including the time spent obtaining city approvals and other expenses beyond the cost of land itself.About YakovYakov started investing in the Toronto core in late 2019 and currently has a portfolio valued at over $5M. While at the start of his journey, he was focused on creating highly cashflowing properties to create generational wealth, with that goal accomplished he has now set his sights on bigger, more ambitious projects. The historical macroeconomic and geopolitical situation, the highly strategic nature of the asset class, the desire to scale, and the overall market conditions all drew him to Industrial Development. In the last 12 months, Yakov has initiated industrial development projects encompassing over 1.4 million Sq Ft with a final value worth an estimated $500M, with several more in the works. Yakov continues to scale aggressively and take advantage of the strategic opportunities in this unique economic environment.
