John Bradford | PetScreening | Collective Conversation

from Multifamily Collective Podcast · host Mike Brewer

Are you a pet lover? So is our guest this week. John Bradford is the Founder and CEO of PetScreening, Park Avenue Properties, and is involved in the North Carolina state government. John is an articulate, knowledgeable, and engaging guest. In this episode, we discuss the challenges faced by property managers around unauthorized pets, service animals, ESA, and the available solutions. PetScreening is not a dog poo DNA testing provider. John likes to say, “PetScreening is on the front end, and the poo testing providers are on the back end” (we see what you did there 😊). Some of the hot topics covered in this episode are below: 1. All applicants complete the Petscreening process whether or not they own a pet or have an assistance animal or ESA. All Fair Housing guidelines are followed to collect the appropriate supporting documentation. 2. FIDO Scores – all animals receive a FIDO score and a pet resume with the documentation to support their residency, including any incidents involving the animal. The report is transferable to future properties. 3. How is this service free to properties? Applicants and existing residents at renewal pay a nominal pet application fee. There is no fee for reasonable accommodation assistance animals or ESA animals. 4. PetScreening has the country's largest database of pet incidents, and its software integrates with all major property management software systems. Whether you're a seasoned investor, property manager, vendor/supplier, or someone interested in learning more about the multifamily market, this series offers valuable insights that can help you navigate the challenges and seize the opportunities in this dynamic industry.
