Small investor landlords often have problems after using the Ontario Standard Lease Agreement, a standard government lease form. Harry Fine discusses that this has become problematic because it is just a skeleton. There are other things a landlord and a tenant can legally agree to that aren't in the standard lease because every tenancy is different. About Harry Fine:

Harry Fine is the head of Harry Fine Paralegal Services and primarily deals with residential tenancy issues. Prior to working in the paralegal services, he was an adjudicator appointed by the government from 2001 to 2005. After his appointment, he decided to put up a business that serves landlords. He became one of the go-to people on residential tenancy law in Ontario.
