He currently works for a medium-to-large housing association and is the former chair of the CIA´s futures board. During this episode, they take a look at whether housing associations are developers or simply providers of social housing. The answer to this question has a significant impact on how they run things and the standard of housing that they offer. KEY TAKEAWAYS There are several types of social housing providers in the UK. Some are developers while others are simply providers. The more generic, bigger housing associations tend to fall into the developer category. For the fiscal year of 2019/20, 50% of all affordable housing was delivered via section 106, built by the private sector. If you slow down the rate at which private sector housing is built, the knock-on effect is less social housing. In 1980/81 housing associations completed 9% of social housing. Now it is 17%. Sounds like substantial progress, but as Neil explains in the episode, which is not necessarily the case. The planning system is contributing to the difficulties faced in building social housing.
