There is no point in accepting an option offer from someone who does not have the necessary expertise to, for example, get planning. You need to market a property in a way that attracts interest from people that can actually buy, rather than tire kickers. Letters are a really strong way to communicate. Bear in mind that often there is more than one decision-maker selling the land or site.
