Things change fast, new legislation and administrative changes can open up opportunities almost overnight, especially changes in the planning law. The great unknown is the virus. Lockdowns have stopped people from working as normal, which means that many have far less cash available. At some point, the policy of printing money is going to devalue currencies. Many governments will raise taxes, especially stealth taxes. Inflation is likely to play a significant role too, which could actually be good for long-term property owners who want to refinance. The stamp duty break has led to the housing market becoming quite artificial. At some point, the bubble will burst. A fall in house prices will create opportunities as well as challenges.
