Selling your Stuff and the Wicked Capital Gains Tax. Remember when George Carlin did a skit on STUFF? His one line about how we all have houses for our STUFF. Then… we need to buy a bigger house to move all our stuff to because we out grew the first house.. That transaction of selling the first house will trigger a capital gain tax.  And it can be wicked. At Our Age… we are downsizing and selling our stuff: Our primary residence, vacation rentals, rental properties.  Possibly renting now or moving into a condo with no maintenance. I am experiencing the shock, actually, of realizing a huge Capital Gain Tax from owning rental properties and an inn for twenty two years in new York.  I am sharing the journey with folks as I believe a lot of folks do not prepare for this large taxable event. My personal advice is to know this :  you can only deduct the last three years of improvements before the sale.  Therefore keep really good records of any improvements and other deductions that will lessen the Capital Gains Tax.  I am now working with a TAX EXPERT ( Sheree White) because the accountants did not know how to work with Capital Gains Tax.
