Should You Be Investing In Student Accommodation?

from Property Magic Podcast · host Simon Zutshi

In the wake of the COVID pandemic, many are wondering if student accommodation is still a viable sector for investors. In this week’s show, Simon talks about the types of student accommodation on the market, how the sector has been affected, and the opportunities that are still out there.   KEY TAKEAWAYS   There are three types of student accommodation:  University-owned halls of residence/apartments Purpose-built student flats Private student houses/HMOs Purpose-built student accommodation cannot be repurposed. This represents a significant risk as there is no clear exit strategy if you decide to offload. If you have a child attending university, a better strategy might be to buy a house and rent it out as a HMO, meaning that their rent payments are essentially covered, as well as a significant portion of your mortgage costs. If there is a great deal of property choice in an area, it will lead students to be more discerning. Students love convenience, and so properties that are closer to amenities will always rent first.   BEST MOMENTS   ’The fact that there’s an oversupply means that there are real opportunities’ ‘Location is really, really important’ ‘You can turn this into a profit centre, rather than a cost centre for you’ ‘When I was a student, accommodation was very basic. That’s not the case now. Student accommodation has to be of a very high standard'   VALUABLE RESOURCES   To access more free Creative Finance Strategies visit www.creativefinancetraining.co.uk    Property Magic: How to Buy Property Using Other People's Time, Money and Experience by Simon Zutshi   To find your local pin meeting visit: www.PinMeeting.co.uk and use voucher code PODCAST to attend you first meeting as Simon's guest (instead of paying the normal £20). iphone:  http://bit.ly/pinAPP1 Android https://bit.ly/pinAPP2   Register at Mindset For Property at - www.mindsetforproperty.co.uk    ABOUT THE HOST   Simon Zutshi, experienced investor, successful entrepreneur and best-selling author, is widely recognised as one of the top wealth creation strategists in the UK.
