In this episode, your host, Ann Reed, flips the script and shows up as a guest along with her husband, Dexter, to share their journey as real estate investors-something neither of them ever imagined they'd be doing, until they did. Here are the top takeaways from today's show.

 1. You Don’t Need a Fortune—Just the Right Knowledge

“If you have the funds but don’t know the rules of the game, you can’t play it.”
Ann and Dexter highlight how close they were to launching their real estate journey earlier—but lacked a knowledgeable guide. The empowered investor learns that real estate is possible without massive wealth, as long as you're equipped with the right mentorship and education.

2. Equity is Power—Use It Strategically

“Rather than pulling equity out and buying an investment property, we built our ADU...and rented it on Airbnb.”
They leveraged their primary home’s equity to build an income-generating ADU—proving that thinking creatively and strategically about your home’s value can jumpstart passive income and future purchases.

3. Create a Legacy, Not Just Cash Flow

“Our goal was to accumulate properties and have at least one for each kid.”
The long-game vision is powerful here. Ann and Dexter’s strategy isn't just about wealth now—it’s about planting generational seeds so their kids inherit knowledge and assets. Empowered investors are legacy builders.

4. Impact Investing Can Start with One Door

“We figured out a way that you can invest in real estate and have it be beneficial to the investor—and to the community at large.”
Their nonprofit, Modest House Foundation, embodies conscious capitalism. They’re housing people in transition and showing that social impact and profitability can go hand-in-hand.

5. Start Where You Are—Regular People Build Wealth Too

“We’re seriously such regular people. If we could do it, anybody can do it.”
Their journey proves that you don’t need to come from money to build wealth through real estate. With a willingness to learn, take action, and stay the course, anyone who is empowered can build their portfolio one property at a time.

The Comet and Other Verses Irving Sydney Dix A few years ago, while recovering from an illness, I conceived the idea of writing some reminiscent lines on country life in the Wayne Highlands. And during the interval of a few days I produced some five hundred couplets,—a few good, some bad and many indifferent—and such speed would of necessity invite the indifferent. A portion of these lines were published in 1907. However, I had hoped to revise and republish them, with additions of the same type, at a later date as a souvenir volume of verses for those who spend the summer months among these hills—as well as for the home-fast inhabitants. But in substituting the following collection of verses I hope my judgment will be confirmed by those who chance to read these simple stanzas of one, who— "Loves not man the less, but Nature more From those our interviews, in which I steal From all I may be or have been before, To mingle with the Universe and feel What I can ne'er express, yet cannot all conceal." Lady Rose's Daughter by Mary Augusta Ward Loyal Books "Julie Le Breton enchants almost everyone around her with her smart, charm, and excellent manners. She almost belongs to the English highest nobility, but just almost… Her parents, 2 aristocrats who ran away from England in order to be together, could never marry - because her mother was married to someone else. Therefore, she is forced to work for the cruel Lady Henry Delafield, who hates her. She has a few good friends, amongst whom are 2 admirers… And that is only the beginning. This is a compelling drama, set mostly in England, among the English aristocracy. By turns smart, funny and moving, it's the story of a strong and good woman- just trying to survive and make the correct choices. But sometimes, doing what is right doesn't make you happy. Only by giving up the man she loves, can Julie get the honorable place she deserves- beside a man whos strong love for her "saved" her. This novel has been adapted for a play in Broadway in 1903 (the year in which it was published), an
