Ladies and gentlemen, welcome back to another SLG read up, your host Alvaro here to bring you another interesting conversation with our guest, Masheet Parse. She is a luxury real estate broker in Las Vegas in California with over 15 years of experience. She was ranked 250 top realtors as well as named and awarded the best of Las Vegas in 2020 and 2021. There she is, Mashe, what's happening?
Hi, how are you? Very good on yourself. I'm good, I'm good, thank you. Thanks for having me.
Of course, welcome to our SLG readout. How's everything in Las Vegas? Everything in Vegas is good. Vegas is still busy, alive, energetic.
It's great. How's everything coming up with that? My name is on fire, you know it. Always fun here.
Although we had a few chilly days in the past few days, which is not normal here in Miami. So you get to put the warm coats. Yeah, really? Wow.
Yeah, it's definitely not normal. So you've been doing luxury real estate for the past 15 years in Las Vegas. So I'm sure a lot of things have changed. So tell us a little bit about how it's been this 15 years in real estate for you.
Yeah, so I started back in 2006. So when I started, the market was really good. But within two years, you know, my 2008, it crashed and we got into this crazy recession. So I kind of started working with investors.
So from then, so probably about 2017, 16, I was just working with investors the entire time. That was my focus. I had investors from all around the world kind of buying in bulk and I would be selling to them. They would be buying like, you know, side-on-scene.
And then 2017, you know, it kind of started changing 2016, prices started all up again. And then I'm like, okay, well, I've got enough experience letting you change my focus to luxury. Tell us a little bit about that luxury segment that you're currently specialized on. Yeah, yeah.
So, you know, Vegas is not as big as, you know, cities like Miami, you know, we have the strip and then we have, you know, everything east of the strip, west of the strip, north south. And then you're surrounded by mountains. So there's specific areas like, you know, south of the strip or way west of the strip, Sommerlin, you know, south of the strip, you have the sky, I mean, Donald Ranch, those are all like the main luxury areas, which is about, you know, like 1% of the population will be like a million and that will be in that luxury market. But, you know, some of these didn't even exist before like 2000 times.
So it's really, you know, the luxury market in the wealthier is kind of new, basically, in Vegas compared to other major cities. So the people that go to Vegas, where are they looking for? Why Vegas? You know, I mean, a lot of it for tax purposes.
You have so many people in California wanting a second resident just for tax purposes. And then, you know, it doesn't really, it kind of becomes a main resident initially because, you know, they have to actually live here. So now those people are living here more. And, you know, we have now, we have a ball, we have NFL, we have hockey, we have NHL, and then, you know, they're talking about bringing the NBA, MLB.
So, you know, with all these sports teams, now we have a foundation of wealth that wasn't here before. It was before people kind of like, migrated in and out. But now with this stability, you know, it brought other corporations like we got Amazon, we got Google, you know, there's a lot of other big corporations that are now settling into Vegas too. So it's kind of like, there's like a solid foundation of wealth now.
So more luxury buyers and more luxury homes are essentially being built. So the luxury market is actually just growing and expanding. What would you say is the most interesting thing of being in luxury real estate in Vegas? I mean, for me, I've always been fascinated and I've always enjoyed looking at beautiful, nice homes.
I mean, ever since I was a kid, I just like, you know, go in my bike around the neighborhood in Sarah luxury homes. So these homes that they're building and so many of them are new, you know, they're brand new and just watching them build and seeing the unique, like, you know, the pools, the big yards, and then you get to market these homes. And then you're getting a so fun just showing them and showing, you know, showing potential buyers what the seller did, how much money they put, it's just all exciting. It's nice because here in Miami, when we get some clients coming in, we have to entertain, right?
I mean, that's the real estate, especially the luxury sector, you have to entertain your clients. You have to show them around. It's about the lifestyle. So when they're here in Miami, we take them on the boat to the nice restaurant.
Or what do you guys do in Vegas? You go wild or what? Yeah, we take it to the clock. You know, but you know, I mean, every client is different.
There's some clients who have zero desire to go party, but we also have some of the best restaurants in the world. We have some of the best chefs in the world. So there's a lot of nice dinners we can go to. And then you know, at the dinner, you have some nice drinks and food.
And then see what the client likes to do afterwards. But typically, we have so many great restaurants, you know, or we send them to shows or we can send them to, you know, the Raiders games. You know, so there's a lot of things. When you think of Vegas, you think of like crazy as you see, obviously the movies and you see, like, people just making quick decisions because of how they go to Vegas.
So have you ever had somebody that went to Vegas made a lot of money and said, boom, I want to buy a house on the spot? Yeah, I did. Yeah, actually. Really?
Around the holiday times to, you know, I did have a client recently. It was for Christmas time and he's not even a huge gambler. He just got really lucky and he wanted to buy. He's like, I'll just buy my wife a Christmas gift and I want to buy one of the units and one of the high rises.
So we just did a really quick, you know, cash quick close one week and that was her Christmas gift but he did this condo. So yeah, it does happen definitely. Well, I'm sure also the other way around. Those are houses in Vegas.
They lose a lot of money like match. We need to sell a house. Yeah, I thought that was experienced too, you know, or like, there's an angry wife because their husband can't stop gambling or, you know, I have a lot of professional poker players, but the other place that I deal with kind of do really good. But yeah, I see those situations as well.
You see everything, but you know, I think Vegas has a bad rep because like everybody comes here and just goes to the strip and then they leave and they're pretty so close to the strip, but there's like this whole other life beyond the strip that most people haven't seen and most people don't know about, you know, there's actually a lot of hard working, normal people living out in the suburbs of Vegas with, you know, tech jobs or corporate jobs. Whatever it may be. So you got a lot of good people do. Very interesting.
But you got, you know, some normalcy is what I'm trying to say. I love that you touched about that working with some poker players because it makes sense, right? It's like the rest of the day. That's where they live.
In fact, I need to use it to offer no mind. He's also a very successful poker player. He goes a lot to Vegas down case. He actually just won recently one of the big tournaments there.
Oh, yeah. So Dan Kate is a danglman. Oh, okay. Okay.
Okay. Very interesting individual. But anyways, besides that, we've touched based on the real estate market trends in Las Vegas, a bit of this scenario. So experiences that you've gone through.
But tell me also about some of the techniques that you've developed throughout all these years to position yourself because you position yourself very well on social media acquiring a bunch of top followers. And now you're, you know, one of the main figures in real estate in Vegas. How you do that? Hey, you know, again, I just, I've been in it so long, obviously, but it's really, I've never stopped wanting to meet people never stop wanting to build relationships relationships are so important.
Marketing is so important, especially when you get into this, you know, the luxury market, you really, you kind of have to brand yourself as a marketing agent, really, you know, and just, you know, I've been so obsessed with my business. I've literally never ever stopped even at nighttime. Like I can't even fall asleep because I'm just constantly thinking about my business and what I can do each year. It's like, I keep thinking what I can do to make it better, you know, and the ideas come to me and I just do my best.
But I, and so much of it is me as a whole, like, as I've gotten older, I've gotten better. Like, I'm, you know, I'm emotionally, spiritually, physically, like, all of it is like more balanced and stable. And because I'm better, like around me, the business and everything, it actually, you know, comes to me easier. I mean, I don't want to say easier, but because I'm better as a whole, that business aspect just kind of unfolds a more graceful, peaceful way.
And, you know, integrity. I have a lot of integrity, but you know, you see, there's so many new agents now and young people, young agents, and I think when you're younger, you don't understand so much how important integrity is and doing the right thing is, especially if you want to last in the business for a long time, you have to have the most integrity and that's it. There's no way around that. I agree 100%.
If you have to summarize it, what will be the biggest lesson that you've learned or that you could give as an advice to those that are listening. I guess the biggest lesson, I mean, there's so many. I think one, which I tell one of my agents all the time, like stop dealing with what you don't want. Like, you're telling me, you know, you want to work with a buyer that's, you know, this, this and that, but you're dealing with people that are confused and not ready.
I think the quicker you stop dealing with what you don't want, you'll actually be able to get and focus on what you do want. If that's right. Yeah, that's what you want and you'll be attracting. If you stay focused on what you don't want and you can deal with it, then that's what's just going to be happening.
Yeah, because if somebody really wants to buy or somebody really wants to sell, they do it. They're ready now. You don't need to convince them. You don't need to sell them on something.
You don't need to like keep following up a million times. You know, they're just ready and they want it and you can provide your service. And when you stop settling for anything less than that, you'll start getting that. So I think that's something I wish I learned early on.
Well, listen, I think that you've learned it, which is important and you applied it. That's why you've become one of the best of Las Vegas for the last few years. Congratulations on that. Thank you so much.
Another question. Every guest that we have on the show, we always have the same question. It comes in very different shapes and forms. But what is luxury to you?
Wow, that's a good question. You know, so what is luxury? You know, I mean, I love the brand name because everything is so much more beautiful. It's so much more nice, so much more grand.
You know, you want to look at, you know, like, I don't explain it. What is luxury? I think it's a state of mind. It's your energy.
Nothing. Yes. And it's not being touched. I like that state of mind.
Yeah, tell you everybody has a different answer for luxury. Some people think straight forward. Oh, five million. Five million dollars.
I was like, time. So it's very, very, very, very, very state of mind. That's very good. So listen, I don't know why I say that because there's so many, especially with social media, there are so many people that are just for show and they're not like I say, they're not for sure.
Meaning they're not really about their showing. They're just so much fake. Yeah, so much for show, but which it's like they're trying to be luxury, but they're not. But also, yeah, so anyway, state of mind, it's your energy and, you know, I just believe your mind and your energy will create all that.
