Ladies and gentlemen, welcome back to another SSG Meetup today. I'm wearing this wide linen outfit to welcome one of our special guests. He's in fact the youngest real estate broker in the Bahamas, and he's the managing director of the agency in their new location in the Bahamas. So he's going to be telling us all about the latest trends in the real estate market in the Bahamas, as well as the unique features that the islands have to offer.

All right. What's up? Mommy. What's up Danny?

Oh good? Come on, we live in paradise, we can complain, right? Yeah man, how's it going to my auntie? My auntie's wonderful, but I want to know about you in the Bahamas.

We're in the Bahamas exactly our yard. I'm in the house. So things. That's the thing.

I missed the boat show. I was trying to get him to go to the boat show. It was good, right? It was fantastic.

But I got to tell you, you're not missing much because you're leaving me in paradise. I mean, that's how it's one of my favorite estimations to go into. From Miami, we can definitely just go in a sea plane or a boat or whatever, but you know, it's so cool to be in the Bahamas. And you now have this new opportunity to be the managing director of the US location of the agency in the Bahamas.

And how is that coming along for you? When we launched, like, you know, when you're on the islands, it's a small place. And we launched, we made a huge splash. Like the branding people will just.

Yeah. And the agency is here. You know, people are screaming, Mauricio, Mauricio, like it's nuts, right? So it's been like a feedback has been great.

And what we're finding is between who before, there's so many people that have connected to the bottom of the world. So once they realize that the agency has a location, I mean, I think we reach another Beverly Hills, another Michigan, another Toronto, like a global approach. And that's the brand, you know, like rule number four is like work with one of us, work with all of us, right? And it's definitely been shown itself.

That's a little bit on how it is to be running your own brokerage and, you know, dealing with all the high and luxury real estate in the Bahamas. You know, it's running a brokerage is a bit more working consideration than just being an agent. You have to think about your team members. You have to think about your entire team.

So there's some more day to day administration, but it's been, it's been honestly been great. The difference, I think with the agency compared to some of the other brands is the support that I get out of the back of the belly from other jurisdictions. I mean, I talked to the Turks office, Sean and Ian, they talked about everything, right? You know, I'm on an island, but I'm not really an island.

Like I have support coming from everywhere. So anything that we actually need to be on shore off, we get it. Right. And that's a good thing about having that global network and the local reach, because you're able to, you know, tap into the people that can support you with a brand with the leads, but you'll take care of everything locally because that's where you expert at.

So, like with the villains that we have listed, so we have LaPamory number one, and Barbara, I listed those referrals from Holly, right? Out of the wrong, then you had Mauricio involved with it. So it's the same piece, like you said, we're getting all of the different leads and people have connections. They want to work with the agency and now they have local representation to actually help them out and look at the teams.

Tell me about the difference between trying to build your own brokerage from scratch versus teaming up with an already known brand like the agency. Well, it's going to speed the process up and then obviously you have certain costs when you're running an indie brokerage from your website to marketing, coming up with new ideas like the agency, provides us with branding content. We share each other's content. So, you know, the agency gave me like a tool belt full of tools that I could utilize.

Or as if you're an indie broker, you can have to do it on your phone. Right. And I recognize the strength of the brand. Of course, I'm the local broker, people know me here, but I recognize the global connectivity of the brand and linking up with other like minded brokers.

Like you're going, you're, you're, we're here in the luxury space. They're looking to see how much can you expose my property. Right. Close my property globally.

So if you're an indie broker, like that's going to be a bit more of a challenge I find in the two connected with a bigger team. So walk me through the process of how you will market one of these incredible villas, like the one in how right that you have. And then we launched, we had, when the brand helped me with the rollout that we were talking about the villas, we had a reachable with 30 million people. Wow.

Right. And even as of yesterday, if you, you know, the agency said something, agency had it and that's going up to like 600,000 people, the house is featured there again. You know, we're doing a series of videos, Hollywood, a short video, I'm shooting videos and we're like rolling it out. So it's, it's not just one push in the local market and then it dies out with some of the local brokers to it's like every, we have something else that's new, less innovative and that's scratching outward into the global market.

And obviously, right. So a little bit different, like, from some of what you used to, it's a little bit more edgey. Some we push them on the envelope out the window, right? Like, I had a guy on each other.

He was like, did you use Drake's sticky on your like, yeah, are you? Like, yeah, it's, it's a reflection of, you know, the lifestyle, like, he's a general consumer, everyone's not like super stuffy. Like the regular people too. Let's talk about the lifestyle because obviously Bahamas offers countless of amazing things that not any other destination can offer.

So when it comes to you promoting these type of properties and emphasizing on their lifestyle, what do you showcase the most? Well, we're going to showcase some of the fundamentals, which is still important, which is the beautiful beaches, right? If you're on Harbor Island, Harbor Island is a special place. I mean, they refer to it like, like the non-tucket of the Caribbean or the same parts.

Like, it's a very special community. So we showcase, you know, the food and beverage aspect of it. What's it like to be on Harbor Island with the privacy? And then if you wanted to be in the biggest city hub, I think that's why the Bahamas has always been successful is you can get a small island life, but then within 30 minutes, you're a narcissist.

Like, you're in the city. Then if you want to be in Miami, right? You can get your weekend in Miami and get your fix of that, do your shopping and be back on your beach and out. So that's your showcase and the connectivity between South Florida, Nassau and then at Harbor Island, one of the small riders.

That makes up the whole lifestyle. Jumping on a boat, obviously, and going to the Exumis. Have you done that? Oh my God, of course.

I love it. Even for me, I've done it a ton of times. It's something that evokes an emotion in you that you cannot replace with anything else. And that's all the part of the lifestyle.

Like I said, that's all you have the Bahamas. I'm sure you've been to a ton of restaurant options, shopping options. So it's one whole, let's take approach with the Bahamas. You're getting the shopping, you're getting the boating, you're getting the fishing, you're getting the nightlights, you're getting the food and beverage, the dining, and then you have access to some lifestyle who does so you can get all the menus that you want.

It looks like amazing stuff going on. Now, I want to ask you about another element of why it's so interesting to invest in the Bahamas. Tell me about the tax interface and what some other things are out there. If you look at our bio profile, you have to buy it and then you have to buy it looking for permanent residence, which is one spend over 750,000.

You can apply to be a permanent resident if you pay over 1.5 million against expedited, but you know, we don't have any capital gains tax there. We have no inheritance tax. The only tax you're really paying is your real property tax, which is somewhat conservative and then VAT, which you pay on consumables. But as an individual, you know, it's very popular to Europeans, Canadians, they come there and they can talk about their own home tax regimes.

Yeah. You know, once you're resident, we don't really have any ongoing taxes. That's always been popular. People come here, they become a resident.

They don't want to be, especially after COVID. People are not taking work anywhere. They're like, why am I not in my office? Exactly.

It's a no-brainer. It opened a lot of doors to really expand their mind and be like, wow, if I could be in the Bahamas and an island, why would I be stuck in the middle of a city? If I can work remotely. So yeah, definitely more people have embraced the beauty of lifestyle living.

I mean, I'm not sure if I can get the idea of how much of that. And it's a lot of different benefits that you guys have out there. So definitely, it's quite an interesting thing to look at. Now, let's talk about what's coming ahead for us.

I mean, everybody's a bit worried with the recession, you know, all these different things going on with the war. Like the world is changing, right? There's a lot of uncertainty. So how do you prepare for a situation like this?

So we'd be like to say here when the US sneezes, we get the cold. So obviously it's like a delayed impact that would ever happen in the US a couple months out. But is that going to stop the guy who wants to live on the beach from wanting to live on the beach? No, you know, anything about it twice?

What, you know, again, it goes back to the motion, you know, your vacation, you fall in love with the bill that you're seeing and you want to come there for the next Christmas or Thanksgiving. I don't think that's going to change. I think anything on the beach that changed. Now, if you move further inland, maybe you'll have some fluctuations, but the actual like coveted beachfront properties and throughout the islands, that's going to remain strong.

I love it. I love it. I love it. I got to ask you.

So obviously you deal with all these fantastic villas and the lifestyle. I want to know what the true meaning of luxury is for you. Well, the brand, you know, I like what the brand says. Luxury is an appryse, so it's an experience.

I feel like that's true. Like luxury. It's a feeling. It's a level of service that you encounter.

You could give that level of service to the buyer. I think that's really a part of what defines your access to a higher level, a higher standard of professionalism. That's not true. Yeah, no indeed.

I love it. Great explanation. Now, obviously with all the year that you've been doing real estate and all the changes, why is one of the biggest takeaways that you will share with us? The biggest one of the biggest takeaways in terms of change.

Oh, well, lessons, lessons. One big lesson of something that you're like, wow, this definitely changed my career. You have to remain competitive. You have to remain innovative and you have to watch trends and adapt quickly because you will be left behind, whether it's social media with Instagram with the changing of your videos, whether it's linking up with bigger brands to assist in promoting yourselves.

I find if you keep trying to do the same thing over and over and over and you're not watching how things are advancing because things do advance, you get left behind, right? But now with this technology and social media trends, they shift so quickly that you have to constantly be refreshing and reminding yourself, okay, let me look up for this and adapt. I think that's always something that Mauricio mentioned, it's complacent. You cannot be complacent.

You've got to consistently, you know, we say, like, stay hungry. You've got to stay hungry all the time. So you really got to keep elevating yourselves to, I guess, another level. Yeah, level up.

Now, I got to ask you, with the show that they're having coming up in Netflix by Beverly Hills. Is there anything going on that could be shifted to the Bahamas in the future? Well, we'll see, right? I mean, it's going to be brand awareness, like, Bahamians love to watch Netflix.

So now they're going to see, you know, Mauricio and the team in Beverly Hills selling these amazing properties and then they see me walk by and assure it. Like, one day I walked into an office and the reception is like, you guys are everywhere, right? Yeah. I think it's going to definitely be more of that and just showcasing the power of the brand and how the agency does things.

I think that's obviously going to impact when they go on the website. The basin bomb is as well, like the basin turks, the take goes to the basin came in like that's cool. Let me, let me take a look at what's happened there. Absolutely.

Well, I mean, that's amazing. Super excited about how things are going to be for you. The Bahamas now that you are running the full show for the agency. And look, I'm a big fan of the Bahamas as a destination, beautiful home, amazing lifestyle, great benefits.
