I hope everybody had a fantastic weekend I look I'm excited about today's conversation because we're gonna be flying all the way to Italy to have with us one of the youngest and most successful real estate brokers in real estate His name is Daniel or Romania and he has been doing fantastic with some of the most high-end properties in Italy And he's gonna tell us all about it. Mr. Romolini what's happening my friend Chow? Chow nice to meet you. How are you?
You're looking all nice, but I gotta tell you every time I see the properties that you are showcasing Oh my god beautiful vineyards castles like it's all It's not special right it's something that really drives not just people from Italy from but from all over the world Yeah, I think you know Italy for sure is seen worldwide as the fairytale place the dream with With the charming castle the charming vineyard and I have to say you I love this country because you really find Find it all you find the great food you find the the dream getaway home you you always read Randolph and and really real estate spans from beautiful fresh-fed apartments in in a Renaissance city to Thousand years old castles and even you can have even your own vineyard or your own olive grow So you have a property that produces its own products So when you come and visit brands you can give them a bottle of wine that you made a bottle of oil and that it's something really You know, it's a property that is living and gives back to you Well, my family has been in real estate for the past 25 nearly 30 years My parents started this business and since I was a little kid I remember my father was bringing me with him to see properties even when I was very little and So to me the lifestyle of by the way in Italy our kind of market our kind of I would say Approach to selling real estate could be different to maybe somebody Miami because I suppose in a city like yours Which is so big you can really center your business in the city. You don't need to go much further And I suppose what well in it correctly For example, we concentrate mostly in Tuscany and Umber which is in the center But even then you need to drive a lot you need to you know I drive on an active day at least three hours a day Which all together together which means you do maybe an hour to go then you see another property another 30 minutes And then another 30 minutes and then you go back home. So driving is a quite a part of it So, you know the whole lifestyle about Driving and seeing a property than driving more seeing another meeting different people seeing whole kinds of scenarios is something that I Experiences since I was a kid so really when then I grew up and I was you know 18 19 I never really seen any other profession as something that I felt was more You know something I was more comfortable with and I think in Italy we have incredible Prime material let's say so we have great properties we have charming homes that I think most other countries only dream of and But we lack perhaps great marketing we lack Youth that really goes for goes for it We lack lots of things that I always looked at in the US and I thought starting Starting with the with the right foot coming into the company with a fresh idea that worked abroad and bringing it as a first to Italy was Going to be successful because I one thing I always thought was that you know these apartments in New York or other amazing cities are incredible. They are full of literally Outstanding details anywhere you look but it's something new that you can replicate, you know in Italy We have castles with a thousand years like a thousand years Yeah, impressive.
Um so much history. Yeah, like my my favorite listening at the moment is a castle of a thousand years We're looking for us and that's not something you can replicate There is only one and the the story it went through can only be Replicated by by time and each story is unique And so there was such an amount of charm and interest I think in their real estate in Italy that I thought that if I promoted it with a video That is not like me jumping on a table being over the top just calm and to make the person I watch live this atmosphere and this we call it Deutsche Vita Was really the key to make people fall in love I ask you so you will say that most of the leads that you're getting are coming directly through your efforts on social media Well, it's it's a mix of things It really depends because of course now our brand is Is Known enough for people calling us directly when they have an important property to to list for sale And so many properties we get organically, let's say Many property I got through contacts that thanks to also social media I got not only properties for sale, but also buyers because Instagram for example is seen very much as the The quickest way to get in contact with a person when you're like a young professional You look up the name on Instagram you find a new UDM the person and there you go You don't need this phone number. You just need this name and often it's It's a very convenient way to do business and I think it's gonna improve and increase over the next years and And then of course there is the good old cold calling which gets gets leads Very well I have to say let me ask you about the current situation right because we are facing some Difficulties potential recession a lot of things going on. So how does that all the situation affect Italy's real estate?
So actually in the in the years following covid we had quite an interesting and quite a singular situation because it never really happened before and I'm not the only one to say I've been on the market from a Short time really but also my parents that I've seen the market for a long time. They tell me that it is something Never seen before after covid. There was a huge Will of people from people of getting away getting away from their home finding a place hidden somewhere where they can just relax and feel free and and To be honest Italy really fits that idea in fact we had that huge market activity in the year up following covid and also the year after fall so the two years after covid it was Really active that was then reinforced along the way by a few factors in fact And we had really good really low interest rates in Italy and it seems like there were also many other countries that made also the Italian client Less because Generally most of our clients you know 80 percent 85 are foreigners. So a small portion is made of Italian, but you know this This the great interest rates attracted also many Italians and then in the recent months now It has slowed down.
We've had really strong dollar against euro And so literally so many clients flooded To Italy to to take advantage of an extra Discount even though compared comparing it to the you know average New York apartment in Italy with that money you buy a mansion So it's already a greatly Interesting price point. What is the word luxury to you? Well, the world's actually I suppose I've learned that It's Actually, I'm about much more about the simple things than people would think I think the even the highest end clients Surely want to be you know treated in a certain way and everything but They are the ones that value most the relationship the the trust the creating a report No pressure these things which really are simple. It's nothing.
They are simple things and that's that's what I meant I agree It's just as you said the simple things that create a relationship because a lot of people in this world They just think that they're gonna make a couple of calls and that's it it's about staying connected because it's when the people's business Real estate at the end of the day is people's business need to be in contact communication So no fantastic. I just wanted to wrap this up because I know you you're heading towards the end of the day And I want to ask you what's been the biggest lesson that you've learned over all these years in real estate? Okay, let me think about it Learned lots of things for sure One of the first things I've learned is to Even if you have a success Even if you have a week a month a few months a year of really a spike you should always stay humble and you should always stay calm about it because Deals you know are not closed until they're fully closed and situations are not settled until they're fully settled So I think at the at the beginning when you sell real estate you tend to get super excited when A situation is moving forward, but I think staying calm and relaxed as if really you don't As if really it's a pleasure for you to do this work, but you don't need to do this work and is Has helped me to to close more sales I mean to certain extent I agree because when you keep these abundance mindset and you're relaxed You know that things are coming your way. They're just coming you know you attract what you put out in the world So well said well listen, I wanted to thank you for your time.
