Ladies and gentlemen, welcome back to another SLD Mina, your host, Avaro, to bring you another successful, interesting, and in this case famous guest, her name is Bianca D'Alesio, and you might have seen her on the season two of Selling the Hantones, which is streaming now on Max. Besides that, she's the founder of the Nesica, Masters Division, they've sold over two billions worth of real estate, and she's currently ranked as the number one real estate agent in New York City and number 14 in the nation. So very grateful to have her here with us today to tell us all about the show, real estate updates in New York and in the Hantones, and everything in between. So let's have her in here.
What's going on? How are you? Good morning. How are you?
I'm doing great. How are you? Amazing. So happy to have you here with us today.
To tell us all about what's been going on. I mean, I'm sure it's been a boom of notifications coming your way, because the season two of Selling the Hantones just came out live. Just came out last week, and their response has been so amazing. It's just wild to be part of this reality TV journey.
Anytime a season comes out, it's so highly anticipated. We worked on it for a really long time. So it's great to hear everyone's feedback and how much they love the show. I love it.
Now, did you guys maintain the relationships within the team and everything? Because I know there was some drama, but it came out so nice. Thank you. There's always drama.
There's always always drama. But of course, we we maintain our relationships. We do deals with friends on and off camera. But when it comes to business, you can't always play nice.
So I got to encourage everybody to go and see it firsthand on Max because it is one thing to see your social media or to know you directly and be on the phone and then see you on TV because that's a different story. But you have definitely this character that is very strong, very successful, know exactly what's going on. And that's actually what showcasing right now with numbers. Number one, Real Estate Agency, New York City, number 14, Indonesia.
You sold over $2 billion worth of real estate with that master's division. So tell us a little bit about how has been your career before the show and now with the show, how you envision it is going to take on. So that's actually a really crazy question because during filming the show, to now my career's done a 360, which we putting it mildly. My team was formed in between season one and season two.
So I've been in real estate without a decade now, but it wasn't about until two, two and a half years ago, where I decided I wanted to build my own brand and my own team. Thus, the master's division was born. So what has happened and how my career has transformed over just the past, let's call it 30 months has been just incredible. The show has given me such a platform.
I mean, I always, I love real estate. I love selling, but to be able to have a brand to leverage and a platform to leverage to speak to people to connect with people to sell real estate to tell stories to talk about the art of sales. It's just taken everything to hold me to the real estate, which has been a lot of fun. I'm sure and I love to see it.
In fact, I know some of the other cast members on the show, which I also friends of mine, it's kind of cool to see you all play around in this dynamic team. Right? So very, very cool. And I can't wait to see what this is going to take on for you because right now we're in March, the season for the Hamptons is going to be approaching a bit soon and it's just a great, great momentum to have the show to then people getting excited to go to the Hamptons.
So how do you leverage now being in the show into your business? Is it something that automatically comes your way or you use it to actually outreach in a better way? Oh my God, if you think anything automatically comes to you in life, you are just so wrong. Everything is about leverage.
Everything is about building, creating momentum, storytelling and adding value. So yes, the show is an incredible platform. It gives me more exposure than 99% of real estate brokers out there, but that doesn't mean business just comes to you. First of all, there's other cast members on the show.
It's a highly competitive industry and there's a lot of players on this field. So in order to properly be getting the business that I want to from the show, I have to be actively going out and showcasing the value that it provides to my clients at every single turn. So that's I've been doing that ever since we've been filming before. We've been filming from the moment I found out I was going to be on the show in March 2021, three years ago.
Wow, it's a long process. It's a long process. I have been working to build into leverage what this show could do for me, for my brand and for my clients. And that's been, that's where the business comes from.
It's very interesting because you've definitely built a very successful career for over a decade. So it's not that you all decided and came into the show and you started to do deals. You've been doing this for a really long time. And then you kind of merged into this opportunity of being in a TV show, which is going to be a great leverage for you to exponentially grow your brand.
Now, when you talk about getting into this casting process, for those that are looking at you and it's like, yes, I see it. It's amazing, very inspirational. What are the first steps to get yourself into an opportunity like yours? Do you need to seek it?
That's such a hard question. I was approached for the show. So I did not seek this. Truthfully, it was not something that I had on my radar that I even thought I wanted.
But when the opportunity did come to me, I said you would be foolish to say no or to think that any other option besides yes would be an viable one. But I do think I have this conversation with agents all the time. You don't start in luxury real estate. You don't start on TV.
You just have to start. You have to put in the work. You have to be committed to doing deals, transacting, building your business, growing your book, learning every single day. If you commit yourself to that and then from that, your mindset is in the right place to say yes to opportunities when they are presented to you.
If this opportunity was presented to a different agent who didn't have the book of business I had, they would not be able to leverage it the way I've been able to. I've been able to leverage eight years of prior real estate experience in order to amplify my business. So it's really a matter of being in the right place at the right time, but saying yes to opportunity when it comes to you and being prepared for that opportunity. Moving on a little bit because you have been very successful also with new developments in New York City.
But because we're talking about the Hamptons and again you master the real estate sales in New York, Hamptons and even internationally. We're talking about the Hamptons. We've seen a huge change over the last few years. So how do you see the market right now changing towards the season?
So the Hamptons market always was a seasonal market. Real estate is a seasonal has always been a seasonal market until COVID COVID distorted everything. And we've been on this post COVID ride in a lot of America, but particularly the Hamptons for a long time now. In the fall of this year after the last season, we started to feel the slowdown again and seasonality returning to the Hamptons market.
And while some people may get panicked because they have short term memory, that just is a sign of a normal market conditions returning. So we are now the same way we felt a slowdown in September. We're feeling a ramp up in March and moving into April. The season is just starting to pick up.
So I'm actually I think that creates more urgency in the market when you have these highs and lows because it creates opportunities for buyers and sellers to come in and out of the market. It creates these these blitzes of urgency. So I'm very excited for what that looks like. It has been slow and the Hamptons transactions have been happening, but not at that insane hyper pace that we experienced in 2020, 2021.
And I'm very excited to feel the resurgence into the market, especially as we're feeling because the New York City and Hamptons markets are so connected. So starting to feel the momentum rebuilt in New York City as well as the Hamptons, the reduction of interest rates, buyer confidence, increasing the stock market soaring, all of those things just aid and help the real estate market tremendously, especially these ultra these ultra luxury markets. Right. No, absolutely.
And I see the correlation right between different markets. But at the end of the day, when it comes to generating leads, of course, you've been working for many, many years. So you have a sphere that network that you can tap into. But if you're looking into farming, if you're looking into building new lead chance, what's your main focus?
So even though I have a sphere, I never stop lead generation. The moment you take your foot off the pedal is when everything dries up. So, you know, looking after, you know, knowing where the market was in the fall, how do I use that to leverage that to insert myself when we start to feel changing time? So listings that haven't sold.
I still call. I'm still sending emails. I still send packages to people's doors, you know, never stopping that, you know, having various different events to bring clients together, creating a referral network and referral business and always networking with other brokers has been a huge, huge component of my business. Tapped to create a two way street between different markets and the brokerage community.
So I'm constantly doing all of those things I have. I say, at a bare minimum, five different lead generation activities happening at any given point in time, more often than not. It's more than that. But any agent should have at least five going at any time.
I love that. No, and I love also the last part you mentioned about collaboration, right? I'm finding the right strategy partnerships with other brokers in other just locations. Because I, you know, the day one of the things that a lot of people forget about is they put their focal point in their market and they forget that the reality you're getting a lot of leads and clients coming from overseas.
And it's usually sometimes to refer us from other brokers. Building that network is so important. And the show has helped me with that tremendously to pull myself, not just the, not just because of the show, but recognizing how global real estate is. I mean, last week I was in Dubai, I gave the keynote speech at the International Property Show.
And just the business I'm already feeling with brokers from the Middle East who have clients who want to buy in New York has been huge. And so never underestimate the value of networking and collaborating. I just feel we're so much stronger when we work together, but finding the right to teach a partner is very important. Let me ask you about, you know, the whole real estate infrastructure with the Hamptons.
I know that you have a lot of top listings and when it comes to marketing those homes, right? It's very exciting because it's fun market at the same time is very traditional. So you were talking about events about traditional ways of living things. So what's your go to methods for promoting a home?
So, you know, there's always checking the basics, right? You have to have the incredible photography and a great videos and placement. But then that is not enough, especially when you're dealing with at such high price points. It's really the personal outreach.
It's connecting and it's discretion. So much of the Hamptons is actually, you know, the way you're dealing with the business. About discretion and different pockets. There may be more wealth that is showing off, but there's old money and there's new money.
And so it's making sure that you're properly positioning your home for the right client health, but then capturing that right buyer in the proper way. So still again, picking up the phone, making phone calls for snow outreach, checking back with clients, reengaging them and then not looking just to who is my Hamptons market, but who are my clients that I have met overseas? Who are my clients that I'm working with in New York? How am I putting a property in front of them that they may not have has not was not on their radar to buy, but showing them the unique opportunity?
And why now is the great time, a great time to enter the Hamptons market? You know that we always ask these questions to all of our guests and I'm very curious to know your answer. What is really luxury to you? So me, luxury, it's more than just the mindset.
It's understanding that you can think and you could put yourself wherever you want to be and that you have the upward mobility in life. That's a level of luxury that most people don't understand or can ever afford. It's beyond the monetary amount. It's where can you envision you want to be?
How do you work towards getting there and how do you free yourself from the mental constraints that hold you back from reaching that point? Yeah, I really appreciate it. I'm just gonna ask you one last question, which I'm very curious with all these years in the industry and all the ups and downs. If you could tell your younger self one piece of advice, what would it be?
To keep showing up in yourself, to keep showing up and to always believe in yourself. There will be the darkest, darkest of days. There will be so many people who are running faster than you are, but if you keep showing up for yourself and putting the work in to understand who you are, why you do the things you do, why you're responding, why you interact the ways that you are. Being committed to a growth mindset to become better and better every single day, that is the most important.
