Ladies and gentlemen, welcome back to another episode of V now. Today we are in the amazing world of Astoria with VP of sales, Karina Talvario. Yes. That's so amazing.
Thank you for having me. Oh my God, Alfred. Thank you for coming. I really appreciate the opportunity.
And look at this background. That's my new background. We have here a great set up, the coffee water, and we're gonna have Karina tell us all about this incredible project, because it's fascinating. You've been giving us a tour and you've been telling us a little bit about everything that is in Tailsen.
We are all mind blown. I mean, just talking with the sales center, I mean, I haven't had such incredible tour of a new development ever. So, tell us a little bit about you and especially about this incredible project. Yeah, the project is definitely incredible.
It's just a mind blow. Every day, it just, it take a little longer for us to realize the impact of the project in the city. You just understand by the amount of interest in a project for so many level of people who come from the high levels of a real estate community to the buyers. So, basically, it's a project that I'm very proud to be here.
It's an amazing opportunity to every single person that is involved. It's a project that is being formulated since 2014 when the developer bought this land. It was actually an auction between, yes, it was three lands back in the days. So, it was a land from National Martin, the developer bought in cash over there and he had to walk away.
And then it came to two lands, which is between this one and the one in Five Pack. But he knew in this one, he has the most sexy view of the city, with the amazing views of the islands and the cruise line that makes it so beautiful. And there's only allowed him to do 100 floors. So, it would be his dream come true to make the taller towers of South Florida.
And only that is a big step on his career as a developer and also for us that is involved in a project. And he does everything here to the needs of perfection and details because the brand requests us so much. It took him two years to get the brand signed. It was a wilder for stories one month for the pioneer of wine gloves.
It's a brand born in 1893, has 90 years of impeccable service throughout the whole world. I was just a model. Yes! And that's how I contact you because I was like, this man needs to come over with me to tell me how is your experience in Maldives?
Because without being a part of us, as an in-house, as an agent, to understand the experience of every single person. So I can spread the word and really do my dedication of providing the most cohesive information about this project. But also be proud about the brand and the quality of the service that they are always telling us how it is. So, for me, it was amazing to have you here because I know you're all over the world, for sure.
I'm going to tell you this. So, this wall over the story, I definitely did it in my expectation because when we walked in, we were all mine away. I mean, we already knew what the project was going to tell. But when you were giving us the tour about the building, we could not believe all the amazing attention to details because that's luxury at the end of the day.
The wall over has done it tremendously everywhere. So it's very exciting for us here in Miami to see that's a beautiful project coming alive. It's going to be like you said, 100 floors, 9 blocks, right? Because also the way it's going to be built is completely different from what we used to.
Yeah, I totally agree with you. Cau's audio, which is the architect from Uruguay, then also the developer for so long, did an outstanding job on this. And it's definitely calling a lot of attention because it's a very unusual way of doing a project itself. So it's basically, as you know, 9 cubes and a different position.
And what is the beauty of here is literally is creating different for plan for cube. So nobody compared to flow body. And so it's completed opposite on sense of feeling distribution and the views as well. So what do you see most of the demand currently coming from?
Great question. Throughout the whole state of Florida is in California and South Francisco, Chicago, Los Angeles as well. But in Latin America, because I'm from Brazil and of course I'm expecting to have Brazilians here, the reality is Mexico. Mexico are very strong coming now throughout the whole Miami, South Miami.
They are here for sure. They are literally taking this place as a first second home, which is great. I love Mexico. They have an amazing energy.
That's a little bit about yourself because you're also the CEO of Miami by the Ocean. That's a real estate brokerage and you're the have your team and you're currently focusing on this particular play. But tell us how the journey for yourself has been from doing real estate here in Miami to end up working at such incredible projects. Thank you for asking.
Is Miami by the Ocean is a company that was born with my husband and I, we are always being together since day one and a real estate. And we want to start to taking care of the clients as well that we sometimes feel that they are getting started at the South Center last. They don't know what to go. And we know so well since sunny I don't all the way down to coconut, go to gabos that we also put ourselves available.
Now he's more available than I because I am here, which it was. That's good. Perfect. Yes.
Right. I agree with you because he brings the clients that are interested in development. And it is basically an opportunity that I was being said to the developer to me. He reached out to a group of people in 2016 and asked some ideas about this project itself that World of the Story back in the days was not involved.
And he always said, come and walk with me since day one. But never was the time now is the time. So obviously there's big demand for this project. How many units have you already been sold?
That's a quick question. Well, three hundred sixteen units I can I can definitely say that we are 33% sold since March 22th, March 22th we started selling the project. That's fast. You'll see that now when more people are starting coming and the high season coming in September.
And so this is going to blow away. I agree with you. I'm a little bit scared about that because the reality that gender is like back to back presentation since we did a great opening here in June 17th is being a very intense demand which of course is great but you want to do your best. You want to present the best.
You want to have the great energy to give it to people. So it's just like it's a holocaust of our emotions. But emotions are great because I think that's what you guys are presenting here. It's not just a beautiful product.
It's a very serious lifestyle and that's what reaches the emotion. So tell us a little bit about what anybody that buys a unit here can get in terms of experience. You talk about the pools, you talk about the mini-teas, you talk about the restaurants. So tell us a little bit about that.
Yes, I'm going to give you like a nice vision. This project has 100,000 square feet of a meaning it should provide. It comes from five stars restaurant that will be selected by one door for story. So two types of pools, one completely resident, complete private to the residents.
Another one of resort pool. We have also a junior ballroom and a grand ballroom for big events. An area of very elegant area of coffee. I'll leave for you to have your drinks.
I'll have a 13,000 square feet of a beautiful fitness center with a spa service. And also we're going to have the kids club and a beach club. We're going to have a driver that will drive all the buyers to the south of each Miami beach. And they're going to have a day at the beach and the drive bring them back.
I find that so amazing because that's one of the things that a lot of people that like the beach, like I'm going to do the beach. But when you have such a service that is taking you directly to the beach, that's even better. I live in South Beach and I love that. Somebody is driving to the beach.
That's the best. It's a service. It's an agreement that the developers sign for six years. So he totally nailed it because we asked for it.
We know how important that lifestyle. You know how many people that look for this type of... Oh, yes. Totally.
We try to give the best experience that everybody comes over here. It's not only about the Minis Alvaru, it's also this project because we have a Ludo for Sawyer. They're going to give an Alacat of service. The resident is going to have the convenience, how steep, and you're like being a personal chef, personal pet, walker, personal assistant.
It's like a name of Alacat of service. So they can feel like they're pamper and the quality that Wondo for Sawyer Alacat is going to stand there. You know how it is. You think they're there.
No, but Wondo has always done a nice job when it comes to that particular side of the business. You know, the experience. And really nice. We're all excited about things by coming alive.
Oh my god, can you imagine? We're soon, by the way. We're soon going to. We are still walking on a nice video.
So you're definitely going to be one of the first to get it because we are so grateful for you to be here. And also this video is going to show off completed how the beauty is going to look from outside when the cube is so gigantic. So the impact is, I promise, it's going to be amazing. We can wait for that.
And we are definitely going to be sharing with all of you. The tour that we had with Karine and also some more information on the project itself because it's amazing. We're very excited about it. Now just a quick question.
And I always make this question to all of our guests. Oh really? I, yeah. And it's really good because you always have a great mindset.
So I want to see where you see yourself when I ask you. What is luxury? Ah, what I see myself. What is luxury?
Oh my god. At the beach with somebody serve me a pinacolado. I make it as a very luxury moment because of my life right now is so crazy. Those moments that I give time to myself with my child is the luxury moments in my opinion.
I love it. I love it. I mean the vehicleado sounds very good. That's largely to me too.
But yeah, because luxury comes in so many shapes and forms. Right now, you said it right there. Time, convenience. Things that you can really attain through moments.
That's the real luxury. So thank you. I wanted to hear your opinion on that. Besides that, you always are such a positive person.
I love your energy. And that's something that you're trying to celebrate with. Not only you're starting a beautiful project, but you're also connecting with individuals and the energy is everything because you're filling out this space with positive energy. Because if you're complaining, then nothing's going to happen.
No. So what do you do? Do you have like a routine that you do every morning? So sweet, your question.
I try to fulfill me with a philosophy that I think the life is a mural of a mural if you give in a love and good energy, you receive a bag. So I'm hungry for that. And when I see somebody that comes over here in a bad mood or a prankie or, you know, I try to connect it to please a person to the person. Give me a smile.
Because I think that when I hear leaves and say you made an amazing presentation and many times when I get the compliments, I know it's true. They are now just, otherwise they would just walk away from me. So it is having a good energy brings back to me great things as well. I've been at the end and see and definitely there's some moments that are difficult because you know, there is some moments of doubt it's of yourself.
Sometimes that you lost a sale. Whatever the reason would be I have a mentor that does my astrology map and I really like him a lot. So I sometimes get a phone call for 15 minutes to wise my life. Mentorship is so important.
It's like a time machine, right? It's like learning so much in such a short period of time. So I agree with you. That's our key element.
