Welcome ladies and gentlemen back to another SLD me up today I have the pleasure to be here with Diane Where are we? We're in Mosaic in the penthouse In the middle right and middle of Miami Beach And we have this beautiful background In a beautiful sunny day here in Miami Beach What a place to be correct Correct So I'm very excited to have you here and to have this conversation today because you're one of the most successful real estate brokers here in Miami And I have the opportunity to be sitting in this magnificent penthouse 6.5 million Tell us a little bit about this particular property and also about yourself So this penthouse is probably one of the only ones for nimbus price range on the ocean with five bedrooms It has potential to have incredible roof chop terrace And it's not as much as there could be right now But you could have the hot tub and the kitchen and all the different things that a lot of people want to use in the penthouse A good part of this has been redone about people that go in it now And it's just really clean, bright lines, light colors, easy to live with And obviously there's nothing like this here No, it is And I'm going to do it two later on but I love that it's like almost like 360 You can see everything and you see water everywhere from any corner in the property As well as I think that leaving Miami makes it so special, right? And tell us about yourself because this is not your only property that you have for sale You've been doing this for many years very successfully So how's been your career in real estate here in Miami Beach? So it's been a long road And a lot of different twists and turns By the way, for those that I want you to listen in, Nayan is a superstar She's very humble and mellow and you've accomplished things that a lot of people in the industry will dream to accomplish So that's why it's an honor to be here and to listen to how your career has been And what you really think that is going to continue happening for yourself and for the industry in Miami But real estate and Miami real estate has changed so dramatically since I got into it I originally got into it because my husband was approached by someone that had a rental They were renting out related properties So people would buy them, they would rent them out and furnish them and all that And then that actually wasn't it?

That was like in 1999 It was a while ago And so he needed financial back and said, well my husband And now we were helping people because people didn't know if they wanted to buy it But now they can buy it and rent it and it's a paylesser So my husband said, you could be working with him You could be selling all those properties and I'm like, I know that I'm not a prober And I got the prober's license, I opened up the apartment with the fellow And that's history So I opened up my own company in 1997 or 1999 In 2015 I had multiple offices, 100 agents and studies bought my company So it's kind of a long road And then the reason that I got into luxury sales was because at the same time in 2000 My husband started to partner with Todd Lazer So my husband, Todd did more of a built-in husband, did more of a financial Which one of those you listened to was one of the biggest developers here, so it's a beautiful part So I did sales So from the very beginning, where most people are selling less expensive properties I was selling waterfront, brand new waterfront, and temporary homes from the very beginning So that became my sort of ML that became my reputation And people were sometimes afraid that even saying, you know, would you list my property? And I'm going to buy something smaller than I did What is multi-million dollar waterfront from my own house? So that's, but the truth is, it is more fun to sell that I'm sure, come on, and listen, when we talk about luxury real estate The face that you see when people walk into this property is speechless And everybody is so excited, but this is not the same thing to be showing A house in the middle of nowhere versus water from luxury brand new home It's all about the lifestyle, and Miami offers beautiful opportunities to have an incredible lifestyle So tell us a little bit about that element in real estate, how important is the lifestyle component? I mean, that's why people come, they want the water, it's on the sand, they want this lifestyle This particular property will do a little too after, and we're going to show exactly all the beauty has to offer Obviously, before we get into that, I wanted to ask you, because obviously you said the real estate in Miami has been evolving and changing What do you see now that the higher season, which is crazy, because it seems like it's a high season on your lawn, but what do you expect for the upcoming one to you, man?

So the inventory is starting to tighten up, especially in single family homes, especially in single family waterfront homes And it's not just because people want to come down to, but I think people are, especially in the 50, 60s, and older are reevaluating Especially when we're really evaluating a lot of stuff in the house for a year, year and a half, whatever it was And people are understanding the value of the moment, and they're not going to wait to come down to Florida or come for two weeks And they're going to come for the season, and most people can work remotely And our tax metric down here is a lot easier on people than it is in New York, but it's in California And she's still going to the roof, and they're changing it again, and we also have a lot of Canadians, a lot of Canadians So there's just so many multiple layers of reasons why somebody would want to be in South Florida And not necessarily just South Beach, but South Florida going all the way up the coast I mean, we've seen tremendous growth from all the areas of Miami going all the way to Florida, West So it's definitely all across South Florida, but I think that Miami is still the heart of where everything is happening, and we see it now also with the new developments As you said, it's tied in an app, so those that are looking to acquire those type of properties need to act fast, otherwise it's going to become a bit more complicated moving forward I'm just like everywhere else in the United States, some of these properties become a bit more, and people are, you know, again, it's the limited product and behind demand So let me ask you, because you were talking about how you transitioned your career from the very beginning to the luxury sector And luxury comes in so many different shapes and forms, and for some people, luxury might be tiny or might be something material I want to ask this question the same way that we do for any guest of our SLD, what is really luxury to you? I can't really define it, but you know it when you see it, you feel it? It's a feeling. It's interesting, it's interesting, that's a good thing, because a lot of people use it as an adjective, or they don't understand a little bit how to position luxury, but I feel that when you walk into a place that while in that emotion, it's what you're trying to say that luxury represents the ability to build a new building, you know what I'm doing.

Exactly. I think a lot of the new developers, not new developers, but the developers doing new projects, they know what people want And even, you know, not necessarily single family, but all these new projects, the amenities are through the group, which a lot of people don't want to have to worry about, maybe they have a home in the hamptons, or maybe they have a home in California, and they don't necessarily want another home, it's a big responsibility, especially if you are not there on time, sometimes people want a really luxurious condo, and you know really luxurious condo, you don't have way more amenities than you would have even in a private home. And then again, since COVID I think people are reconsidering space, and it's nice to be able to be outside of your own personal space, but in space is instilled in your own property. Oh, very good.

So let's touch a little bit the personal side of yourself. You said it all, you came out from an over 20 year career, from nothing to 100 ages to selling your property, and here we are in another spectacular property. So what has been, if there is any key element that has helped you achieve this success? I know, I know he sounds crazy about my husband, he's very supportive, and he always thinks that I can do more things than I can do.

So he was like, you didn't do that, or you should do that, or not like why? He's like, because you can do that. And so sometimes when you think you can, you can. I don't know if that's the supporting system around you that helps you push forward.

Also you said outside of this, that's living was helping you. So exercise, that's what they were doing. I work out every day, but when I swam for years, it was meditative. Somebody can find another way to meditate, but that's what I found.

When I was under the water quietly, I myself for 45 minutes, swimming back and forth. Anything that I couldn't figure out or thought about, it's became clear. So I think a lot of people find it flaring, also in meditation. I know that.

Especially because selling drugs for real estate looks very nice on TV, with this show, it's all glamorous. And also social media, when people post this great stuff. But the reality is that day to day work is stressful, there is a lot of competition. So having that moment to meditate, I think it's a key element for success.

As well as that, a lot of people, they don't think meditate. It's going to be like this and meditate the reality. It's like going for a walk or a walk. It's where you can meet exactly.

Where you have that quiet inner piece of time for yourself. So for those that are currently watching or listening, whether it's in the luxury space that touches all these lifestyle elements, if they're trying to either sell their property or move to Miami, why is now a better effect time or great time versus in the future? Why should they buy now? Well, I mean, that's a personal issue.

People should buy when they feel that they should buy. You can't time a marketer. So it's not about the real estate market. It's not what's going on in their personal life, if they should buy it now.

But the market has gone up so exponentially. It's hard to time these things. It's hard to say, oh, now is the time. So you are ready?

You're ready to leave the New York and that kind of a lifestyle. Or if you're ready to leave Canada or wherever you are. Or if you just want to know that you have a place where you, and by the way, when you do move here, family, friends come, you are never alone. So when people think that they're leaving one thing to go to something else, they're not really.

Because everybody comes to you. I have more of visitation, more company coming, more family visiting, than if I was living in my family. That makes sense. So basically I'm a samurai now, if you're ready to make the change, don't base it on what's happening in the market.

It's made the position right now. Well, I mean, we're going to be doing a little tour now in this beautiful penthouse.
