It’s easier to arrive at win-win deals with them.  The first golden rule used to be ‘Buy below market value.’ Simon emphasizes NOT to do this every time.  Only buy from an area that has high rental demand. There will be no downtime so cash flow is more consistent. You can also be picky for renters.   Buy something that will make you positive cash flow. It may become a liability if you didn’t do your research before investing. Aside from this, you also have taxes and other fees to pay, so don’t forget about them.  Always buy for the long term. Yes, the property fluctuates; it down. You can see this as a threat or as an opportunity. Simon advises buying properties when the market is down.  Always have a cash buffer. There will be times that it won’t go well; be ready. Maintenance also requires capital.  BEST MOMENTS  “It’s much smarter to learn from someone else’s mistakes than have to make those mistakes yourself.”  “It’s not about getting much amount of money.”  “Look for sellers, not for properties.”  VALUABLE RESOURCES  Property Magic: How to Buy Property Using Other People’s Time, Money and Experience by Simon Zutshi | Amazon   property investor’s network (pin) - www.pinmeeting.co.uk  ABOUT THE HOST  Simon Zutshi, experienced investor, a successful entrepreneur and best-selling author, is widely recognised as one of the top wealth creation strategists in the UK.
