Oftentimes, the biggest deal breaker is the home inspection. It can take a number of days to negotiate a fair price, terms, and get the home under contract. When the buyer gets their home inspection, a list of items will come up with some minor, some major. If those aren’t items that you know about, that could become a problem. The top five items that come up during a home inspection are: Roof problems. Plumbing issues. Electrical problems. Mechanical issues, such as your HVAC system or water heater. No matter how old the house is, a pre-inspection will let you know about any problems before the home even hits the market. That gives you a definite advantage. You can make any necessary repairs, and you’re able to go into the home sale with more confidence. Buyers will be more confident about purchasing your home as well.
