But a properly structured real estate offer involves much more strategy than simply deciding how much you're willing to pay. In this episode of Before You Buy, I break down six important components of a Contract of Purchase and Sale: purchase price, conditions, deposit, completion and possession dates, included items, and offer timing and expiry. We look at how seller motivation, days on market, competing properties and showing activity can influence price; why the length of your due-diligence period can matter as much as the number of conditions you have; and how deposits, dates and even personal property can affect the strength of an offer. Most importantly, I'll explain why good negotiation isn't necessarily about paying the least amount of money. It's about understanding the situation, protecting yourself as a buyer, recognizing where the leverage sits, and planning several moves ahead. The contract may be standardized, but the strategy behind making an offer never is.
