The biggest takeaway is to think outside of the box in order to increase rents. Zeshan Choudhry is originally from Toronto, Ontario and has been actively investing in Windsor, Ontario since 2016. He moved to Windsor to be closer to his properties and he went from single-family rentals to gradually transition to investing in multi-family properties of 6-12 units +. Fast forward to today, he now has a total of 40 units in just a few short years. Zeshan self-manages his units and also manages some other portfolios as well.  The main reason that Zeshan decided to turn to the multi-family strategy is that the properties are valued as a business rather than on comps. Also, occupancy is a big advantage where the more units you have, the better.  Zeshan has experience in the US with fix/flips and buy and holds.
