Why Are Miami Investors Shopping For Houses And Developable Land In Southwest Florida?

In Episode 120, expert Peter Zalewski of Condo Vultures® interviews Randy Thibaut - the founder and CEO of LSI Companies in Fort Myers in Southwest Florida - for the "Real Estate Players Profile" about the increasing number of investors from South Florida and the Northeast who are shopping for houses and developable land in the counties of Collier, Lee and Charlotte counties.  In Segment 1, Thibaut discusses growing up in the farming business in Ohio, working in the construction industry in the Florida Keys and ultimately serving as a division president for a public homebuilder in Southwest Florida. In 2000, Thibaut launched his firm - Land Solutions Inc. - to focus on land brokerage with a specialization in entitlements. The firm has brokered more than $2 billion in land transactions in the last two decades.      In Segment 2, Thibaut talks about the connection between Ohio and Southwest Florida that dates back to at least the 1970s when a Cleveland-based builder developed and marketed the South Seas Plantation resort on Captiva Island, just off the coast from Fort Myers. During the last decade, Thibaut said the pool of buyers has diversified beyond Midwesterners to include an increasing number of people from South Florida and the Northeast. This includes residents of Southwest Florida who were already commuting to work in South Florida even before the pandemic.   In Segment 3, Thibaut shares his outlook for land deals, residential development and home sales in Southwest Florida as the pandemic enters a second year.
