What the Next Prime Minister Should Do About Housing, with Rob Stewart

Take the Escape the 9-5 Scorecard: https://bit.ly/EscapeThe9-5Now £550 a month to house someone, or £4,500 a month to put them in a hostel. Guess which one we keep choosing.   I asked Rob Stewart what he would say to Andy Burnham if he had three things and a room to say them in. He gave me one thing with ten points in it, called it creative accounting, and talked me through the first three anyway: skills, the high street, and incentives.   What I liked is that he starts by agreeing. Fix housing, fix the high street, fix trade skills, he thinks that diagnosis is right and says so. Where he parts company is the route: he wants the rulebook ripped up, real partnership between the state and the private sector instead of one side doing it alone. We get into why small firms stopped taking apprentices, what he would do with the empty Argos in the middle of Chester, and the thirteen flats in Ellesmere Port where a £50,000 grant paid for itself in about three years.   I brought my own soapbox too. A radical overhaul of education, because I don't think three years and a pile of fees prepares anyone for the world they graduate into. Pedestrianised high streets, because I've seen what that does to a town in Slovakia. And responsibility, enough and contribution, which is where I always end up.   Rob Stewart is an ex-RAF fighter pilot turned property developer, with around fifteen years in brownfield regeneration, converting commercial buildings into homes across the Midlands and the North. He self-manages a portfolio spanning HMOs, mixed-use, commercial and residential property, ran a scaffolding company with twenty scaffolders on the books, and wrote the book Property Unicorns. He's put together his own ten-point manifesto for fixing housing, skills and the high street, and makes the public case for the state investing alongside private landlords rather than around them.   EXPECT TO LEARN: - Why £4,500 a month of emergency hostel accommodation is the alternative nobody costs against £550 a month of housing benefit - Why small firms quietly stopped taking apprentices, and the change Rob would make to bring them back - What Rob would do with a twenty thousand square foot empty Argos in the middle of Chester, and what an anchor lease does to a high street - The missing generation of housing for people leaving home for the first time, and why we are not actually short of buildings - How a £50,000 council grant on thirteen flats in Ellesmere Port paid itself back in roughly three years - Why Rob thinks it is easier to vilify a landlord with a face than a fund without one, and the ONS figures behind it - The reason Vicki got into property in the first place, and what being housed made possible - Why raising wages can end in fewer jobs, and what a 20mph speed limit has to do with the economy - Rob's filter for every decision he makes: am I being part of the problem or part of the solution   TIMESTAMPS: 00:00 The big political question: three things for the next Prime Minister 01:16 Housing as a genuine cross-party priority 01:46 Vicki on being housed when her marriage broke up 04:06 Ripping up the left and right rulebook 06:58 Why the apprenticeship system isn't fit for purpose 08:55 AI, universities and three years you don't get back 10:34 Making the state the employer of record 12:22 The young people we're letting fall through the cracks 13:59 The high street, and why business rates are tinkering 14:58 Chestification, and the empty Argos in the middle of Chester 17:45 The missing generation of housing 19:24 Who actually ends up paying for all of this 22:19 Incentives, and the third thing Rob would say 23:31 Ellesmere Port: a £50,000 grant, and £550 versus £4,500 a month 26:15 Why it's easier to vilify a face than a fund 27:44 A welfare check, and what one tenant actually asked for 32:04 Responsibility, enough and contribution 37:19 Profit, risk and the law of fair exchange 45:57 Section 24, ten years on 46:54 The 20mph speed limit as a metaphor for the economy [NOTE FOR DYLAN: these come from the raw transcript markers, please sanity-check against the final edit before publishing — cuts will shift them. How Do We Make a Difference When the System Feels Broken?

Has the health service got any better? Is the education system more fit for purpose? Have the potholes got any shallower?   I recorded a version of this episode at the start of the year and never released it. Six months on I have re-recorded it, because I think it is something you need to hear. This one is not scripted. It is a plea. I have spent the whole of this year asking you to ask better questions, and this is me turning the question on myself: how does one person make any difference to a system that feels broken? I talk about why voting for a different party keeps giving us a different shade of icing on the same cake, why I think we have abdicated responsibility for our own finances and our own communities, and what happened when I stopped worrying about climate change and started a Facebook group called Englefield Garden Greenies that ran for three years. I come back to the talk I gave in 2015 on responsibility, enough and contribution, and to a night drive through Cuba that changed what the word enough means to me.   Then I ask you for something. What questions should we be asking? Who should I be speaking to? What could you bring, whether that is an idea or a skill? Email me, comment, or shout at the podcast. I would rather start a conversation than sit here waiting four years to put an X on a piece of paper.   EXPECT TO LEARN: - Why business ground to a halt around the last budget, and what that pattern says about the months ahead - The halfway point between fixing the whole world and staying inside your own bubble - Why swapping one government for another keeps producing different flavours of vanilla - The sequence of questions that opens up when you start with "how can I make more money?" - How a Facebook group called Englefield Garden Greenies started, and what it achieved in three years - Where AI genuinely helps with a local problem, and where it takes you straight back into your own bubble - Why donating to charity can be a way of handing responsibility over rather than taking it on   TIMESTAMPS: 00:00 Change, chaos and disruption 01:31 How has the year been for you? 02:24 Why uncertainty stops people making decisions 04:10 The New Estate, and the conversations I always wanted to have 05:05 A world on the edge and the end of empires 07:03 Two-party politics and different flavours of vanilla 08:08 Twenty years on: potholes, wages and the health service 10:07 Not a revolution, a change 11:07 What local action could actually look like 12:22 South Kilburn and the Englefield Garden Greenies 13:34 The question I want you to answer 20:23 Why I nearly did not release this 22:42 Responsibility, enough and contribution 25:04 Cuba, South Africa and what enough really means 27:04 Why writing a cheque is not contribution 30:57 We can still shape a wealthy life   FOLLOW THE HOST VICKI WUSCHE: LinkedIn: https://www.linkedin.com/in/vickiwusche/ Facebook: https://www.facebook.com/VickiWusche Instagram: https://www.instagram.com/vicki_wusche/ Take the Escape the 9-5 Scorecard: https://bit.ly/EscapeThe9-5Now Join the Wealthy Life Community: https://bit.ly/Join-WLC   LISTEN TO A WEALTHY LIFE: YouTube: https://www.youtube.com/VickiWusche Apple Podcasts: https://podcasts.apple.com/nz/podcast/a-wealthy-life/id1617293196 Spotify: https://open.spotify.com/show/13lVRTAioD5mR4XUiylAk8   #AskBetterQuestions #TakeResponsibility #CommunityAction #AWealthyLife

Why Your Brain Isn't Broken: The Truth About Neurodiversity with Jane Myers

Take the Escape the 9-5 Scorecard: https://bit.ly/EscapeThe9-5Now Why do we hand out diagnoses so easily, yet find it so hard to notice the people who don't fit? In this second conversation with Jane Myers, we go beyond the label itself and ask what having ADHD, dyslexia or autism actually means once the diagnosis is done. We talk about the labels we're given and the ones we choose to keep, why 25 to 30% of us fall under the neurodiversity umbrella, and why being physically aware of the quiet person in the room might matter more than any assessment. Jane pulls no punches on the bandwagon effect, the danger of a label becoming an excuse rather than an explanation, and why we're happier asking an AI what it's like to be dyslexic than we are asking the person sitting next to us. Jane Myers is a leadership and group-dynamics specialist and founder of Jane Myers Associates, coaching professionals on neurodiversity and performance since 2000. This is her second appearance on the podcast after episode 230's conversation on groupthink, and she brings the same directness to what a diagnosis can and cannot do for you. EXPECT TO LEARN: Why 25 to 30% of the population fits somewhere under the neurodiversity umbrella, and why that number keeps growing Why some psychologists have stopped handing out diagnostic labels altogether The roads and vehicles analogy for how ADHD and dyslexic brains process information differently Why chasing a diagnosis can become an excuse rather than an explanation How to spot the person in a group who wants to speak but can't find the rhythm to join in Why we're more willing to ask an AI what it feels like to be neurodivergent than we are to ask the person next to us The writing exercise Jane recommends for shedding labels that no longer serve you Why psychological safety at work often does more for neurodivergent people than a diagnosis does TIMESTAMPS: 00:00 Why we need people who think differently 04:09 What actually makes someone neurodiverse 06:09 The comfortable majority and the labelled minority 07:59 When a diagnosis becomes an excuse 09:45 Why some psychologists have stopped giving labels 12:12 Real life: spotting danger, missing socks 17:12 Roads and vehicles: the science of thinking differently 19:55 ADHD's super fuel and dyslexia's potholes 22:44 Why one label can't cover a whole spectrum 25:47 The quiet one and the person who can't find the rhythm to speak 28:05 Making space for people who don't naturally fit 33:09 Why we'll ask AI before we'll ask each other 35:01 Letting go of the labels you didn't choose 43:53 Noticing the quiet one and appreciating our differences FOLLOW THE GUEST JANE MYERS: Website: https://www.janemyers.co.uk Instagram: @janemyerswhitehorn FOLLOW THE HOST VICKI WUSCHE: LinkedIn: https://www.linkedin.com/in/vickiwusche/ Facebook: https://www.facebook.com/VickiWusche Instagram: https://www.instagram.com/vicki_wusche/ Join the Wealthy Life Community: https://bit.ly/Join-WLC LISTEN TO A WEALTHY LIFE: YouTube: https://www.youtube.com/VickiWusche Apple Podcasts: https://podcasts.apple.com/nz/podcast/a-wealthy-life/id1617293196 Spotify: https://open.spotify.com/show/13lVRTAioD5mR4XUiylAk8 #Neurodiversity #ADHD #Dyslexia #Psychology #AWealthyLife

Neurodiversity: A Blessing or a Curse? Why 1 in 5 of Us Think Differently with Stephanie Batey

Take the Escape the 9-5 Scorecard: https://bit.ly/EscapeThe9-5Now Join the Wealthy Life Community: https://bit.ly/Join-WLC Were you the kid who asked too many questions, or the one moved to a hut at the back of the school field? In this episode I sit down with Steph Batey to ask whether neurodiversity is a blessing, a curse, or simply human diversity that we never learned to value properly. We get into the labels we were handed at school and how long they stick, why around 1 in 5 of us are thought to think differently from the norm, and what changes when you stop hunting for what is wrong with someone and start looking for what is strong. Steph is candid about her own ADHD diagnosis at 37, what fell apart when she left teaching and lost the structure that had been holding her together, and how she works now. Stephanie Batey is a former secondary school English teacher and head of literacy who now works as a neurodiversity consultant and qualified ADHD coach. She founded Inclusive Teacher Co, trains teachers and businesses in the UK and internationally, and is also a property investor, mentor and published author. She starts a PhD in education later this year. EXPECT TO LEARN: - Why Steph answers "yes and no" to the bandwagon question, and where she draws the line between validation and gaming the system - What an ADHD assessment actually involves, and why Steph describes a clinical diagnosis as a very informed opinion - How a label handed to you at eight can still be running your decisions at forty - Why deficit language in the DSM and in schools shapes how a child comes to see themselves - What Robert Brooks meant by islands of competence, and how to look for those instead of the oceans of inadequacy - The figure Steph quotes for how many corrective comments a neurodivergent child may hear from the adults around them by age ten - Why an hour of writing a day is the worst possible advice for a brain that runs on hyperfocus - What Steph means by self-acceptance over self-development, and why the personal development industry can leave some people feeling like outcasts - Where to go first if you recognise yourself in any of this, and why social media is the wrong place to start TIMESTAMPS: 00:00 Introduction 01:00 Why around 1 in 5 of us think differently 02:09 When a diagnosis is sought for the wrong reasons 04:36 What neurodiverse and neurodivergent actually mean 06:38 Developmental language disorder, dysgraphia and co-occurrence 09:17 Steph's PhD, and what a title can mean 10:18 The labels we were given at school 14:41 Executive function, support, and the deficit trap 16:30 Islands of competence, oceans of inadequacy 18:11 Special educational needs and being separated out 22:00 The dyslexic brain and spotting what others miss 26:22 Masking, and the minds we pushed to one side 29:42 The adults in a child's life, and the weight of correction 32:39 Steph's own diagnosis at 37 36:50 The assessment, the QB test, and what it showed 39:23 Support that works: a PA, an ADHD coach, and honest trade-offs 43:27 Hyperfocus, time blocking, and writing a book in a week 45:13 Self-acceptance over self-development 48:24 Vicki's three wishes 51:57 What Steph would say if you recognise yourself in this FOLLOW THE GUEST STEPH BATEY: LinkedIn: https://www.linkedin.com/in/stephbateyneurodiversity Instagram: https://www.instagram.com/inclusiveteacherco/ FOLLOW THE HOST VICKI WUSCHE: LinkedIn: https://www.linkedin.com/in/vickiwusche/ Facebook: https://www.facebook.com/VickiWusche Instagram: https://www.instagram.com/vicki_wusche/ LISTEN TO A WEALTHY LIFE: YouTube: https://www.youtube.com/VickiWusche Apple Podcasts: https://podcasts.apple.com/nz/podcast/a-wealthy-life/id1617293196 Spotify: https://open.spotify.com/show/13lVRTAioD5mR4XUiylAk8 #Neurodiversity #ADHD #Neurodivergent #ThinkDifferently #AWealthyLife

How Groupthink and Social Media Shape Your Decisions with Jane Myers

Take the Escape the 9-5 Scorecard: https://bit.ly/EscapeThe9-5Now Join the Wealthy Life Community: https://bit.ly/Join-WLC Why do good people walk past someone in trouble, storm a building, or stay silent when they know something is wrong? In this episode, I sit down with Jane Myers, a leadership and group-dynamics specialist, to explore the psychology of groupthink - why our "cave brain" still pulls us into the tribe, how the amygdala keeps us safe (and sometimes traps us), and why social media has quietly become the most powerful group most of us have ever joined. Jane Myers is a leadership and management specialist, professional coach and facilitator, and the founder of Jane Myers Associates. She works with groups and teams on performance, communication and group dynamics, with a particular interest in neurodiversity and helping people build the self-awareness to thrive. Known for her warmth and sharp psychological insight, Jane is passionate about teaching people of all ages the skill of "noticing". Expect to Learn: Why groupthink is hard-wired into our "cave brain" - and why we never evolved out of it How the amygdala keeps us safe, and how the frontal lobe talks it back down What the Central Park bystander experiment reveals about crowds and danger Why the reward of belonging can make us ignore obvious risks How groups develop a personality of their own - and who really shapes it Why social media may be recreating groupthink through your feed How "frictionless" living removes the pause the brain needs to check in The skill of "noticing" - and why we should be teaching it to our children How to find the courage to step away from a group and think for yourself Episode Breakdown with Timestamps: [00:00] - The courage to think differently when everything pulls us into groups [02:00] - Our cave brain: safety, the tribe and the amygdala [04:00] - The Central Park experiment: why crowds walk away from danger [06:00] - Cost and reward: how the brain talks itself into risky groups [08:00] - Protests, Capitol Hill and being swept along by a crowd [10:00] - Can a group have a personality of its own? The Wealth Mindset Most People Never Learn with Jason Graystone

Reading a book won't make you rich - and neither will winning the lottery. In this conversation with Jason Graystone, we go deep on the psychology of wealth: why most people never "acclimatise" to money, how to know when you've got enough, and why chasing more at the cost of your health, family and peace of mind is a trap. We compare Elon Musk and Richard Branson as two very different models of success, unpack why lottery winners lose it all, and talk about building a life you're content with now rather than in hindsight. We also get honest about social media, authenticity and AI - why outsourcing the human parts of your business can quietly cost you more than it saves. It's a conversation about money, but really it's about meaning. Jason Graystone is an entrepreneur, professional trader and investor, and the founder of Always Free. Financially free by the age of 30, Jason now helps people achieve true financial and mental freedom through his education platform, his book Always Free, and his podcast of the same name. He is known for his no-nonsense, jargon-free approach to trading, risk management, and building a life of genuine contentment. Expect to Learn: Why reading a book won't make you rich - but the ideas and action will What it means to "acclimatise" to wealth, and why so many people never do How to know when enough is enough – and price up the life you actually want Why lottery winners lose it all: emotion versus logic with money Elon Musk vs Richard Branson - two very different models of success and fulfilment Why you can't retire from serving people without losing your sense of purpose How social media sells you a life that isn't real - from Dubai to filtered faces Why outsourcing the human parts of your business to AI can cost more than it saves Finding contentment in advance rather than in hindsight Episode Breakdown with Timestamps: [00:00] - Reading won't make you rich, and the mentality of "if I was a millionaire…" [01:00] - Inside the minds of Elon Musk and Richard Branson [05:00] - Why your highest value comes from what you felt was missing as a child [07:00] - Knowing when enough is enough, and two different time horizons [08:00] - Rich House, Poor House: what people really do with money [11:00] - Vicki's story: from university lecturer to property and not being a burden [15:00] - Acclimatising to wealth and why redistribution doesn't stick [19:00] - Rethinking retirement: purpose, service and fulfilment [22:00] - Shareholders, corporates and losing the human touch [25:00] - AI, real customer service and why authenticity wins [27:00] - Meta-thinking: how to think about your own thoughts [31:00] - "All the gear, no idea": learning for the joy of it [35:00] - Pricing up your dream life, and finding contentment in advance [37:00] - Gratitude, scarcity and your locus of self [41:00] - Social media, self-worth and the Dubai illusion [46:00] - Three wishes: gratitude, self-awareness and knowing you have enough Follow the Guest Jason Graystone: Instagram: https://www.instagram.com/j_graystone LinkedIn: https://www.linkedin.com/in/jasongraystone/ Website: https://jasongraystone.com/ Follow the Host Vicki Wusche: LinkedIn: https://www.linkedin.com/in/vickiwusche/ Facebook: https://www.facebook.com/VickiWusche Instagram: https://www.instagram.com/vicki_wusche/ Take the Escape the 9-5 Scorecard: https://bit.ly/EscapeThe9-5Now Join the Wealthy Life Community: https://bit.ly/Join-WLC Listening Links: YouTube: https://www.youtube.com/VickiWusche Apple Podcasts: https://podcasts.apple.com/nz/podcast/a-wealthy-life/id1617293196 Spotify: https://open.spotify.com/show/13lVRTAioD5mR4XUiylAk8 #WealthMindset #FinancialFreedom #MoneyMindset #Contentment #AWealthyLife Hashtags (broader set for social clips): #JasonGraystone #VickiWusche #FinancialFreedom #WealthMindset #MoneyMindset #EnoughIsEnough #PersonalDevelopment #Gratitude #RichHousePoorHouse #AlwaysFree

Rogue Landlords Will THRIVE Under the Renters' Rights Act - Here's Why

Take the Escape the 9-5 Scorecard: https://bit.ly/EscapeThe9-5Now Join the Wealthy Life Community: https://bit.ly/Join-WLC Everyone's talking about the Renters' Rights Act, but most of what's being taught is dangerously wrong. In this episode, compliance expert Julie exposes a "free training" webinar riddled with legal errors, rebranded slides stolen from the NRLA, and a shocking truth: the landlords doing everything wrong are the ones who'll go undetected — while good landlords get caught in the enforcement net. We break down where to actually find trustworthy information, why there's no "driving licence" for landlords despite the massive legal risk, a real (and disturbing) portfolio walkthrough involving mould, missing lightbulbs, and a leaking roof, and why 170+ overlapping acts — some dating back to 1737 — are making an already confusing system nearly impossible to follow correctly. If you're a landlord, letting agent, or tenant trying to make sense of the new legislation, this conversation will change how you think about "legitimate sources" for good. What Every Landlord Needs to Know with Des Taylor

You think you're having a friendly chat with the council - but you're actually being interviewed under caution. In this episode, I sit down with Des Taylor, one of England's leading authorities on landlord enforcement, to unpack how council enforcement really works, why a single broken fence can trigger a chain of notices and fines, and how the Renters' Rights Act has more than doubled the offences landlords can be pursued for. Des explains the difference between an improvement notice and a civil penalty, how rent repayment orders can be backdated up to two years, and the very real risk of leaving a property as a liability when an owner dies. We also talk about why the vast majority of landlords are good, hardworking people - and how education, not just enforcement, is the way to raise the standard of the whole sector. Des Taylor is Casework Director and co-founder of Landlord Licensing & Defence, and one of the UK's foremost experts on housing enforcement, HMO compliance, licensing and rent repayment orders. With decades of frontline experience defending landlords and agents against council penalties and tribunal claims, Des is known for translating complex housing law into blunt, practical advice. He works closely with Propertymark and the Property Educators Summit to raise standards across the private rental sector. EXPECT TO LEARN: - What a council enforcement notice actually is – and why it often doesn't look like one - How a PACE interview "under caution" works, and your right to walk away - The difference between an improvement notice, a hazard awareness notice and a civil penalty fine - Why HMOs carry a much fiercer enforcement tool than standard buy-to-lets - How rent repayment orders work – and how the Renters' Rights Act extended them to two years - Why an unplanned death can turn a property into a serious liability overnight - How to build a business that can operate without you for three months - Why education, not just enforcement, is the key to raising standards in the sector TIMESTAMPS: 00:00 What a council enforcement notice really is, and the interview under caution 02:00 What triggers enforcement: complaints, civil enforcement officers and inspections 05:00 Improvement notices, cost recovery and HMO management regulations 08:00 A real case: how a fire and a death led to a five-figure fine 12:00 Planning for the worst: the "black box" and not leaving a liability 17:00 Rent repayment orders explained – and how the Renters' Rights Act expanded them 22:00 The good, the badly organised and the willfully bad landlord 26:00 Auditing your letting agent and getting competent support 30:00 Why nobody was told: the missing "clunk click" campaign 38:00 Decent homes, EPCs and the case for a house "MOT" 48:00 Teaching people how to live in a property, and Des's better question FOLLOW THE GUEST DES TAYLOR: LinkedIn: https://www.linkedin.com/in/desmondtaylor/ Website: https://landlordsdefence.co.uk/ FOLLOW VICKI: LinkedIn: https://www.linkedin.com/in/vickiwusche/ Facebook: https://www.facebook.com/VickiWusche Instagram: https://www.instagram.com/vicki_wusche/ Take the Escape the 9-5 Scorecard: https://bit.ly/EscapeThe9-5Now Join the Wealthy Life Community: https://bit.ly/Join-WLC LISTEN TO A WEALTHY LIFE: YouTube: https://www.youtube.com/VickiWusche Apple Podcasts: https://podcasts.apple.com/nz/podcast/a-wealthy-life/id1617293196 Spotify: https://open.spotify.com/show/13lVRTAioD5mR4XUiylAk8 #Landlords #HMO #RentersRightsAct #PropertyUK #AWealthyLife

Why Most People Lose Money Investing | Jason Graystone

Bitcoin has only ever gone up - so why do so many people lose money on it?
